When it comes to decks, patios, porches, or pergolas – or any outdoor project we handle – the details matter. Of course, we want your new outdoor space to look amazing and seamlessly blend with the style and design of your home. But we also want to make sure it is safe, secure, and lasts for many years. To ensure that’s the case, we need to pay attention to the details. Our contractors use a clear Job Process Methodology that ensures the structure is built well, and we have established national relationships with preferred material vendors, including AZEK and Timbertech.\nAs for the team that will be creating your captivating outdoor space? "Branden did a phenomenal job on our project! We wanted him to remove our mulch and dead plants in our flower beds and replace it with a dry scape scene. He was very helpful with coming up with ideas and even used AI to digitally show us the design prior to agreeing to move forward. Additionally we wanted to add some sod. He had great communication, was here when he said he would be and finished a day sooner than expected! We are very happy with him and his crews and will use him for future projects! Very respectful and professional company!"

Patios questions, answered by experts

A Florida room is a home addition that has finished walls with windows lining the perimeter, while a screened-in porch, also known as an Arizona room, lacks windows and instead has screens to maintain constant ventilation. Florida rooms provide longer enjoyment throughout the year because they’re closed off and will naturally get heated from the sun, while a screened-in porch will just be the same temperature as the ambient air.

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

A professional can design and construct sunrooms or patio enclosures that meet structural standards, optimize environmental conditions, and integrate seamlessly with existing architecture. This ensures the project enhances home value and provides long-term enjoyment.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.
