"Last October, my sister, an elderly veteran living alone, contracted Genie Bath Systems to remodel her master and guest baths. She was diagnosed cancer and passed before the remodel was complete. Which, to be fair as we were not able to work with Genie while attending to my sister. The contract was expensive. Very expensive. The cost of the remodel is close to 1/4th the value of her home. I noticed there were issues with the remodel that showed a surprising lack of attention to detail. Genie sent people to address the issues twice. Yet issues remain. My calls to my contact at Genie are now being ignored. Also, the only document I have for the remodel is the contract my sister signed. It is not detailed. I have and continue to ask for a breakdown of the cost. An estimate or work order. This request is also being ignored. I am disappointed and have to wonder why Genie will not provide this information. I have several other questions for Genie that I will not go into here. But based on my experience, I cannot recommend Genie. In fact I would warn anyone considering Genie to be very careful about the cost of the contract."

When wondering what size of breaker for a water heater is appropriate, the majority of hot water heaters need a 30-amp, two-pole breaker. Most residential water heaters use 240 volts and between 3,500 and 5,500 watts. If your appliance matches these measurements, a 30-amp breaker is likely perfect. Owners of point-of-use water heaters using 120 volts and between 1,500 and 3,000 watts often find that a 30-amp breaker is adequate. There are many issues that can cause cold showers, but the most likely is a problem with your water heater, especially if other fixtures also don’t get hot water. If it’s just your shower not getting hot water, you likely have a broken or damaged shower cartridge. You can replace this yourself or hire a plumber to do the work for you if you’re not comfortable working with plumbing.

The cost to replace a water heater depends on the type you choose (tank versus tankless) and the fuel type. You can expect to pay anywhere from $880 to $1,780 for a one-to-one replacement. If you’re switching from one type or energy source to another, labor costs will rise significantly for the extra amount of work. 

You can convert a gas heater to electric, but it isn’t as simple as swapping a plug or two. First of all, you need to make sure there’s adequate power to the unit, as electric units require much higher power amounts versus gas. Then, you need to close off the gas lines and ventilation. Make sure you don’t also need a permit for an electric water heater—some cities require it. Making the switch can cost upwards of $1,500.

The average water heater holds between 40 and 60 gallons, but the exact amount of water that comes out during draining will depend on your unit’s capacity. The amount of time it takes to drain a water heater averages from 10 to 30 minutes.
