"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. "When I started my project I really wasn’t sure what I wanted except the old shower and bathtub gone and replaced with a walk-in shower and cabinet where the old shower was. Talking with Dan he started asking questions and suggested options. He was right on with what I wanted and didn’t realize. Took popcorn off ceiling, removed wallpaper, retextured walls, replaced old cabinets, tiled floor. He talked with me throughout the project on any problems that arose and answered questions I had as he proceeded through the project. They were very professional and cleaned up after each days work. I would recommend him and use him again in the future."

"Stay away from this company at all costs. We had a large custom solarium window that needed to be replaced as part of a bedroom and bathroom remodel. I asked for a quote from Sunshine Sunrooms. Jerry Lackey the General Manager and Danny Ortiz the Project Manager came to my house, reviewed the project, and said they could absolutely handle the job. Jerry talked about how great their customer service was, how well they communicated, how I would be kept informed every step of the way, and how smooth the process would be. Even though Jerry was more like a used car salesman than a contractor, I decided to go with them because I thought they had expertise in this area. Unfortunately, none of what they promised from a customer service, communication, or timeliness of the process standpoint never materialized. I was the one who had to constantly follow up for updates on the build, delivery, and installation of the product. Throughout that process, I was given misinformation about when shipments would arrive, the completeness of shipments, and when installation could occur. I was told that all parts had arrived only to find out after the fact key pieces were missing because they didn't inventory their shipments. I was told installers would start on a certain day only to be told the original installer refused to do the project. This delayed our overall remodel for weeks because this window had to be installed before the bathroom was completed. This left us trying to get by with limited bathroom facilities and sleeping areas. Throughout all of this, even though Jerry Lackey admitted he knew what was going on, he never reached out to apologize or offer to help rectify the situation. The only other time I heard from Jerry was when he called me to threaten me with legal action on my property because I asked them for some consideration in the overall fees due to the inconvenience they put my family through. Can't tell you how frustrating this company was to deal with and having Jerry Lackey threaten me was just the icing on the cake."

Can't tell you how frustrating this company was to deal with and having Jerry Lackey threaten me was just the icing on the cake."

They were punctual, respectful of our space, and incredibly detail-oriented. The craftsmanship is outstanding—the tiles are perfectly aligned, the grout lines are clean and consistent, and the overall look completely transformed our bathroom. They also took the time to answer our questions, helped us choose the right materials, and kept us informed throughout the entire process. It’s rare to find a contractor who combines skill, reliability, and great communication, but KG Construction truly delivered on all fronts. I would highly recommend them to anyone looking for quality tile work, and I’ll definitely be calling them for future projects."

FAQs for sunroom and patio service projects in Flower Mound, TX
Generally speaking, yes, enclosing a patio to create a sunroom will add value to your home, as you’ll be increasing your square footage and adding utility to the space. The average ROI for enclosing a patio is around 70%, which is higher than many other home improvement projects. The value you get from creating a sunroom on your patio will depend on several factors, though, like the quality of the materials you choose, the extent to which the space is finished, your remaining yard space, and more.
Enclosing a patio to create a sunroom or three-season room is a great idea for many homeowners, as it creates a space filled with natural light and fresh air for relaxing and entertaining that you can use even in inclement weather. Plus, most homeowners see a great return on investment of around 70%, so much of the cost is recuperated over time.
The average cost to enclose a patio to create a sunroom is around $5,000, and prices generally range from $3,000 up to $10,000. The price you pay will depend on the state of your patio and whether it needs repairs or additional structural support, the quality of the materials you choose, the size of your patio, and whether you plan to run utilities into and finish the sunroom. The price for a fully finished patio enclosure could run up to around $20,000, while you might pay just $2,500 for a screened-in porch.
In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.
