We purchased the house with the warranty in Oct. 2014 and got a home inspection done, The inspection didn't show that anything was wrong with the air conditioning system. After paying for it, I looked at my contract and it specified that preexisting conditions were covered if regular maintenance or a home inspection had been on the home and no issue was noted. Shortly after purchasing the home, we sent the warranty company a copy of the home inspection report. I contacted customer service, sent in all the information and receipt the requested. I was told they would replay within thirty days. On day thirty-one I contacted them since I had not heard from anyone. Upon speaking to a customer service rep, I was informed that clogged coils were NOT covered even though it was a preexisting condition prior to the purchase of the home. Everyone was very nice, but upon reading all the fine print of the contract, I have decided not to renew the contract. There are many more items they don't cover than ones they do. Many stipulations to different items. I live in Florida, so my interest in getting inspection was of supreme importance before I made this long distance purchase. Robert did not disappoint me. In fact, he was extremely helpful even before the inspection in responding to my questions and concerns. When he finished the inspection, he called me with details of what he found and followed up within an hour with a full written report accompanied by photos where there were particular concerns. One hears taht home inspections are perfunctory or at best superfluous. That could not be less true of Robert's in-depth and thorough work. Even though the seller's realtor did not think that the attic space of the condo needed to be checked as it was an HOA responsibility, Robert's examination yielded signficant issues that needed to be dealt with by the HOA to avoid water intrusion. I could not be more pleased or confident that the inspection was as thorough as it needed to be. I feel that I truly received my money's worth and more by hiring Robert. I would highly recommended him. "While in escrow to purchase a new-construction tract home from Lennar, I got some very good advice from two former long-time Lennar employees: Hire your own inspector. As with all tract home builders and their contractors, they want to get the job done as quickly as possible for the least amount of expense. This results in sub-standard quality, and requires careful inspection. Bryan with Hearthstone Professional Inspections was highly recommended by a trusted, local friend of mine. I live out of state and needed someone who knows local codes, builders, and contractors. I needed someone who I could rely on to be my advocate and scrutinize the details. Bryan has turned out to be eminently qualified in all areas. In his initial post-construction inspection he accumulated a punch list of over 40 important issues related to doors, electrical, plumbing, HVAC, foundation, landscaping, and finish work. Normally Bryan likes to meet his customer in person after the inspection to go over it. Since I was out of state, he called me to go over his findings one-by-one. He provided context so I would understand his concern with each item, and what it would take to remedy it. Later that evening I received a detailed report with photos, detailed descriptions, and a summary section that I could provide the builder for repair. Normally Bryan would perform one follow-up inspection to ensure the builder had completely repaired each item to his standards. In our case, communication between the contractors, construction manager, and customer service reps was horrible and many of the items they said they'd repaired weren't even started. Bryan had to return three times before the builder had completed all the work to his satisfaction. These homes come with a warranty, but the builder is much less responsive after escrow is closed. I will be hiring Bryan to perform another inspection at the 11th month of my 1 year comprehensive warranty. I don't know what I would have done without Bryan. Makes me feel sad for gullible, young homebuyers who have no idea about the defects until it's too late. I give Bryan my highest recommendation. If you'd like to ask me in person, reach out to Bryan and he'll give you my number. If you require home or business inspection services, Bryan with Hearthstone Professional Inspections should be your guy!"

FAQs for home inspection projects in Decatur, TX
It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
