Aaron saved us - I can't even imagine how big a mess we would have been in but for the excellent advice/support from Aaron. We retained him for a foundation inspection on our under-construction house. His report was detailed and provided actionable inputs to discuss deficiencies with the builder. He armed us with building code info so we could intelligently discuss matters with the builder. Unfortunately, our builder refused to correct deficiencies despite clear evidence of flagrant building code violations. We weren't interested in a sub-standard product and decided to walk away from the deal - it was a difficult decision but we realized that house would have been a long term liability for us.
Next, we signed a purchase contract on a spec home and called Aaron to schedule an inspection on very short notice. He is a busy man, but was able to accommodate our request. As always, he showed up before time and performed a thorough inspection. His inspection on the house, and corrections made by the builder since, make us feel so much more confident in the asset we're spending our life savings on. The premium Aaron charges for his services is worth every $.

I found him via Angieslist and he helped with pre- sheet rock inspection and hired him again for home inspection before final walk . He was detailed with his report and inspected pros and cons of each approach and few gaps that builder did not take care . I am happy with his service . 
Also, referred him to one of my neighbor who was closing on home .

He was great.  He got back to us quickly with the report and it was very thorough and detailed.  He walked us through the property and showed us everything on the report and explained everything very well.  Everything about his service was excellent.  I would highly him and us him again in the future.

Aaron is fantastic - I would highly recommend! Aaron scheduled to meet with my husband and I at 8:00 on 11/06/2014 to perform a pre-pour inspection of the foundation for our home. Aaron contacted us to let us know that he would be a little early, and he was - this was fantastic as it allowed more time for my husband and I to ask questions and to go over his findings in detail with us when we arrived. He was extremely thorough, and gave my husband and I a huge piece of mind regarding the stability of our foundation.



Aaron also went above and beyond for us, allowing me to contact him with another follow up question that was outside of the scope of work that we originally contracted him to perform. He is a fantastic asset for any one in the process of building a home, and we look forward to using him again for the pre-drywall inspection and again at the final finish out inspection phase. This review relates to the experience of my husband and I in working with Aaron.  Our overall experience with Aaron was poor.  We contracted him based on AL reviews to perform 2 inspections of the home we were building (i.e., one during closing, and one immediately before closing).  The first inspection was smooth, professional, and high quality.  The second inspection, Aaron notified us a few hours before the inspection that he was ill and would not be able to perform the inspection.  We had communicated that we were on an extremely tight timeframe due to the closing schedule, so at our own cost and with no assistance from Aaron, we scrambled to find and retain another inspector to perform the inspection (and to avoid delays in closing).
We begrudge no one for becoming ill, and in spite of the inconvenience this caused, we still would have viewed his service in a positive context had that been the only issue.  It was Aaron's behavior and choices following his non-performance of the second inspection that disappointed us.  After notifying Aaron of our use of a replacement inspector, we asked for a refund of our retainer balance with him.  At that point, he chose to charge us $570 for 38 email communications we had with him since the first inspection (i.e., 6 minutes per email at a rate of $150/hour).  Many of these emails were simple 1 or 2-line coordination emails to arrange the second inspection, and most of the remaining ones were simple questions about the initial inspection.  Upon us challenging Aaron's decision, he was abrupt and impolite in his responses, ultimately citing contractual rights (which in our opinion the contract didn't provide for) and threatening to add more email charges to our account if we continued to communicate with him.
Again, someone becoming ill is understandable.  But in our view it was unfair to charge us coordination emails relating to a service that ultimately was not delivered.  Despite his technical talents as an inspector, based on Aaron's choices and behavior, we do not trust him and can not recommend him to others.

"This was a case in which I was hired as an expert witness in a matter of litigation between this client and his builder. The expert consultation contract spelled out in great detail what the fees for my involvement would be. The client agreed to the terms and signed the contract. The client is posting this here because he is angry with his builder and evidently powerless to take any meaningful action against him. His builder (who is a talentless production builder pretending to be a custom builder) did not turn off the water in the house as it was being built during one of the late hard freezes we had in the area earlier this year resulting in the house being completely flooded. Widespread water damage and mold growth occurred. I performed one inspection and was poised to perform several others once the builder had repaired the damages. This client was incapable of negotiating with his builder for more than one reinspection. And that inspection was a mere window of 4 hours on one particular day. I was informed of this at the last minute. I fell very ill during the week prior to this, was under doctor’s care for what is believed to have been West Nile Fever (not the virus, thankfully, but its precursor). I had 104° fever, was under doctor’s care, and was unable to walk from point A to point B. The medications I was taking seemed to be helping some and I agreed to the inspection time, under the assumption that I would be up to it five days later. When the day came, I was determined to go, got as far as the driveway, and realized that I could not see well enough to back the van out of the driveway, much less drive an hour to Southlake and work. I had to decline. Forget for the time being that this is a rich kid (read: two-percenter) buying a $750,000 house in one of the ritzier DFW suburbs. Pay no attention to the fact that both he and his spouse were driving autos which cost more than many peoples’ houses. Lend no credence to the idea that he makes his money in the investments sector. Just imagine that you go to all the trouble to find a lot in a place you like, a floor plan you can appreciate, a builder you think is good, and launch off into new home buyer mode. You wait patiently for many months while it is being built. And then, when it is just a few weeks from being completed, you’re choosing the right furnishings and picturing yourself living there, your builder floods the house and bursts your bubble in the worst kind of way. Might you be ballistic? Even nuclear? While I understand that this client has been through hell with his builder during the construction of this house, I did not hire the no-talent builder, I did not build the house, and I did not negotiate the unreasonably short window of time in which to perform one single re-inspection. If blame is to be placed and anger is to be displayed it should be directed at the proper persons – the builder of the house and the person who hired him. Trouble is, the builder has more money than the rich kid, and I do not. He signed a contract with the builder agreeing that he cannot publicize his bad experience with this house here or anywhere else. I have no such wording in my contract. I believe in free speech, even when it is lies. Now that he’s thrown his little tantrum here, my advice to this client is to admit his mistake, own it, move on with his life, and enjoy his new house."

I originally scheduled Aaron to come out to inspect my home on August 18th for a projected August 22nd close. However since the builder fell behind schedule, I requested for Aaron to reschedule to the following week, August 25th. He was very flexible with his time and I am appreciative of that. 
At no fault of his own, the builder was STILL behind schedule, I didn't have power by the morning of the 25th. Aaron arrived 30 minutes before his scheduled time and even sent me a quick email notifying me of the power issue. He gave me the option to continue to inspection or reschedule again for another time. Unfortunately, I was due to close by the 29th so scheduling Aaron without any advanced notice probably wouldn't work. So I did ask him to stay and do what he could.
Aaron was meticulous in his findings and despite not being able to test electrical components and air conditioning in full, he found several things that the builder had overlooked or simply constructed poorly. Once he was completed, he walked me through many areas in and around the house that I should alert the builder to. He also offered to answer any questions once I had power turned on, etc.
In all, the best compliment I can offer Aaron is that when I shared a copy of his inspection report with the building project manager, he responded, " Your inspector reported that your entry steps were not built evenly and may cause a tripping accident. It should be corrected."  
I told the project manager, "it's good that you should know that I would find the most anal inspector I could find to turn over every rock, just as if it was me doing the inspection - FIX IT!". 
Ironically, the power was turned on later that day, but that's a whole other story.
I highly recommend Aaron if you want straightforward and honest reports on your inspection needs. He may not be the most budget-friendly option that you can find, but when it comes to ensuring your investment is in the best shape possible, its worth the cost.

Mr. Miller performed a very thorough inspection of my home in a courteous, professional and timely manner.  The best thing that I can say about him is that I wish I had known about him and hired him to do the inspection prior to my purchase of the house.  Before I bought the house, I used an inspector that my realtor recommended.  Mr. Miller identified discrepancies that the previous inspector should have found but did not.   I can tell from his report that he is a homeowner's advocate and subscribes to even higher standards than my reputable builder.  He clearly an expert in the field and you will benefit from his knowledge.  I highly recommend his services.

Did a great job doing a home inspection.  I met him before he completed the inspection.  He walked me through everything and made sure I was made aware of all important issues.  He even pulled out a zip level to see how much the slab might have moved or was offset.  He recommended we get a structural engineer to look at the house prior to our purchase.  We followed his recommendation and we were able to sleep well at night after having 2 confirmation that we didn't need foundation repair.  The inspector also explained what we needed to do in order to prevent foundation damage.  
He provided all of the documentation on the same day as the inspection.  He did a thorough inspection and we were told by other buyers/sellers that their inspectors were never so thorough.

He was not very thorough at all.   Did not check plugs, bathtubs for leaks, did not go on the roof, nor did he inspect the foundation which had previously had  some work done on it.     Several things we discussed previously and I thought he would check and he didn't.

"“He was not very thorough at all.” You received a 90-page report on the house replete with 28 photos and illustrations of the major defects. You also received a 4-page termite inspection report, for a total of 94 pages. “Did not check plugs.” All electrical receptacles that were accessible and not in use were inspected. Deficiencies in the GFCI receptacle placement were noted. “bathtubs for leaks.” All bathtubs were inspected. The rim around the master bathtub was not sealed and this was reported. “did not go on the roof.” The roof pitch on this house exceeded 6/12. The inspection agreement which you signed days prior to the inspection specifically notes that the inspector does not mount roofs in excess of 6/12 pitch. The roof was not equipped with an OSHA-required tie-off anchor. The pitch was sufficient for a thorough investigation of the roof from a ladder at the roof edge with 10X binoculars and a 30X camera lens. The roof was thoroughly inspected and many issues were both observed and reported. “nor did he inspect the foundation which had previously had some work done on it.” The foundation was inspected and 2 ½ pages of the report are devoted to its performance and additional information regarding the previous repair attempt. These clients were difficult from the beginning. Their biggest concern was regarding an imagined infestation of honey bees, which was simply not present. When the couple mentioned that they would be cutting down the two large trees in the front yard, I spent a few minutes discussing the possible negative ramifications of this move, such as loss of property value, the attraction of termites, loss of water absorption in the poorly-drained yard, etc. They were appalled that I would disagree with them and accused me of being “some kind of tree-hugger”. I attempted to explain to them in great detail that the accurate evaluation of foundation performance cannot be ascertained simply through foundation elevation measurements, especially in the absence of an initial foundation elevation survey for a benchmark. I further explained that the foundation repair company should be called upon to re-evaluate their repairs and to sign off on them. Additionally, I urged them to hire an independent structural engineer for further evaluation of the foundation prior to purchasing the house. I even gave them a referral for a local engineer. Further exacerbating the episode was the fact that the house was for sale by the owner and no one in the deal was being represented by a professional agent. This is nearly always a recipe for disaster due to laypersons pretending to be adept in areas where they have little knowledge, no expertise, and astoundingly unrealistic expectations. They did not mention any concerns they had about the inspection either during the inspection or following it. Some people simply do not want to hear the truth. They hear what they want to hear, and they become spiteful if they find you are not in lock step with them. Other than that, the review was just peachy. =-)"

I've used Aaron Miller three times in the past nine years.  He is exceptionally credentialed, very thorough and a stickler for codes.  He produces a detailed report with lots of information on code compliance, reference information, and general operational information on home ownership.  The information does require some sifting through to compartmentalize for an approach to further negotiations and ranking for repairs.  More pictures on specific deficiencies would help with discussions with both the seller and agents.  Ultimately, Aaron's inspections provide a very comprehensive overview on a house given the scope of inspections and provide the buyer the needed insight and confidence to make a wise investment.

He is pretty exact, there was one thing that originally wasn't brought out in his review report so I talked to him about it and the next day he revised it.  I was impressed.  While he was here he also inspected my A/C system because I had that replaced.  Some things that weren't correct and he also had some foundation work done in 2008 and he looked at that and found some things that needed to be addressed.  It was mainly the roof that he inspected but while he was here he also looked at those two systems.  To make sure they were installed according to code.

Timely inspection (done on 3 days' notice), very prompt and professional. Aaron completed the home inspection within an hour, talked to me about the results for another 30-45 minutes, and then had a 46-page inspection report (with some pictures) emailed to me a few hours later. He was very thorough and found, among many other problems, loose bricks in the fireplace that will cost $2300 to fix. The chimneysweep who I hired to fix the fireplace was quite surprised to hear that a home inspector had noticed this--he said they rarely do. Aaron clearly knows his trade very well, and I recommend him highly.
