My name is Trent Harris and I am a professional home inspector with H4 Property Inspections. H4 is a veteran-owned company that services Waco and the surrounding areas. I served 11 years in the United States Air Force as an aircraft mechanic and an additional 14 years in the Waco private sector. The skills I acquired during this time translate well into the home inspection field. These include my attention to detail, accountability, integrity, and inspection of complex electro-mechanical systems and structures. My mission is to help provide clients with peace of mind when pursuing their dreams of buying or selling a home.

"Devon was great at coordinating and quick to reply back. He initially called me then transitioned to texting when I told him that was my preference. He offered to come same day and quickly adjusted to our work schedule to schedule an inspector to come out. Brandon was thorough in inspecting and our realtor and we quickly got a report back. Devon continued to be helpful and recommend other vendors for our other needs. Would definitely recommend and use again!"

Home Inspection questions, answered by experts

Structural problems with the foundation or roof, water damage, and plumbing or electrical issues are all red flags in a home inspection. These problems can pose serious safety risks and be costly to repair. If a home inspection identifies any serious issues, you’ll want to remedy the problem as quickly as possible to avoid the problem getting any worse.

A post-drywall inspection could uncover many problems that weren’t present during the pre-drywall inspection, including insufficient insulation, missing weather stripping, improperly installed plumbing and lighting fixtures, flooring damage, drywall damage, plumbing leaks, aesthetic issues, and more. Structural problems, which are often expensive to fix and are common reasons to walk away after a home inspection, are easier to see before the drywall goes up, but a post-drywall inspection may highlight minor issues with house settling and foundation problems.

Homeowners insurance policies generally do not cover polybutylene pipes because of the high risk they pose. Some homeowners insurance companies have been threatening to terminate policies if homeowners do not replace them. Review your personal policy to be sure, but it’s a safe bet that they’re not covered—and you should prioritize repiping your home as soon as possible to avoid costly, uncovered damage.

Homeowners insurance typically does not cover knob and tube (K&T) wiring due to its outdated nature and associated fire risks. Many insurance companies require the replacement of K&T wiring to provide coverage. Policies that do cover homes with K&T wiring may come with higher premiums or specific conditions. It's important to check with your insurance provider for their requirements and coverage options.

Most areas require both a building permit and an electrical permit for the installation of a home wind turbine. You may also need zoning approval, especially if your property is in a residential neighborhood or near protected land. Inspections are needed after foundation work and upon completion of electrical connections. Permit costs can range from $100 to $1,000, depending on local regulations and project complexity.
