Inspection day, Mr Robinson arrived a few minutes early and prepared. We were not, some details being have your stuff picked up and ready. About 3 plus hours, and we went on about our business. To summarize, areas you think are your concern are not the way some things turn out. We have a mix of natrual gas and electrical to a roof to be more focus on. Mr Robinson was able to narrow our foundation concern without a big discussion, level it. He set our focus on avoided maintenance and plans with remodeling. Reporting day, buyer and seller eager to get report. Report ready and thorough, with examples and photos. Prepare. Allow yourself about 3-4 hours to a narrative. I had to add 2 check boxes, those areas I really care about and those I need to know areas. It was easy to read and provided suggested costs, determined to stress importance of safety areas and ease of resolving those maintenance items. We got estimates and came in line with report. We feel that we have the right information and a baseline for future work, for an older home. Having always used inspecton on a new home (4), this was a first for our family to inspect an old home. And we have used inspectors right before new construction warranty ends to set matters equal. But this was a report, and grateful. After, we plan to use company to return after construction work and validate our plan to baseline. I'm sure it will be ease. Some of the errors included non-inclusion of rooms, baths, upgrades, overall square footage, and comparable properties that did not match the size, condition, or neighborhood of my home. It appears the appraisal was lazily based mostly on the documention of the home at the time of purchase(original appraisal, inspection, & tax records) with little acknowledgement of the ($20K) remodel and update performed by my father, a licensed experienced contractor with +40 years of experience, and myself (a market equivalent of ~$35k-40k ). I presented to Mr. Dunn When I tried to talk to him he referred me to the assistant who told me that because I was not the customer I had no ground for complaint and would have to take my concerns to the lendor, whom I paid the appraisal fee to and in turn hired Mr. Dunn. I contacted the lendor and voiced my concerns, who in turn contacted Mr. Dunn. A revised appraisal was issued with some of the errors addressed (as "typos") but the appraisal price remained. I requested another appraisal by an agreed upon appraisor at that time. My initial mistake was that I allowed the lendor to choose an appraisor without my input, a mistake I full well know not to make considering I have been involved with dozens of real estate transactions over the past 20 years. A lesson learned.
