"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. "When I started my project I really wasn’t sure what I wanted except the old shower and bathtub gone and replaced with a walk-in shower and cabinet where the old shower was. Talking with Dan he started asking questions and suggested options. He was right on with what I wanted and didn’t realize. Took popcorn off ceiling, removed wallpaper, retextured walls, replaced old cabinets, tiled floor. He talked with me throughout the project on any problems that arose and answered questions I had as he proceeded through the project. They were very professional and cleaned up after each days work. I would recommend him and use him again in the future."

Ready to start your project from the design phase and see it through all the way to the end, work together to make you happy!

"I recently hired KG Construction to remodel our shower, and I couldn’t be happier with the results. From start to finish, the experience was seamless and professional. They were punctual, respectful of our space, and incredibly detail-oriented. The craftsmanship is outstanding—the tiles are perfectly aligned, the grout lines are clean and consistent, and the overall look completely transformed our bathroom. They also took the time to answer our questions, helped us choose the right materials, and kept us informed throughout the entire process. It’s rare to find a contractor who combines skill, reliability, and great communication, but KG Construction truly delivered on all fronts. I would highly recommend them to anyone looking for quality tile work, and I’ll definitely be calling them for future projects."

"They didn't go. That's the problem. It took two and a half months instead of two and a half weeks. Cuz I would never come over and do the job. And when you show off the work, nobody would show up, it was one person at a time and they weren't in the Uh, even in the orders, they needed to be in. You have to have electricians here to make sure everything is disconnected, if they don't disconnect it and turn off the power somebody could have gotten really hurt. Instead they left Live wires everywhere. The gentleman who said he was an electrician, did he? He, he would, he didn't do it correctly because he didn't put the wires in the condolence because he didn't know. That was part of Texas code if you don't go by cold, you're not a certified electrician. They just hired anybody off the street to come and do the job, that was it. They all were either, they were Hispanic in which it was very difficult for us to To talk to. And they just, they didn't even know Ruth who was the, um, Or just the project manager."

Install Stair Railings questions, answered by experts

To child- or pet-proof your deck railing, look for railing systems with narrow spacing—under 4 inches—between balusters or panels. For added safety, consider installing a clear acrylic or mesh guard along the inside of the railing to prevent small limbs or paws from slipping through. Avoid horizontal rails that adventurous kids can climb like ladders. You can also add self-closing gates at stair openings to limit access.

A new and safe attic ladder transforms the experience of moving between the attic and the main living space, facilitating regular use of the attic for different purposes. By carefully choosing an appropriate attic ladder, the risk of neglecting the attic and its stored items can be minimized, ensuring that the space remains functional and accessible.

You have a little flexibility when installing a handrail against a wall. The minimum distance between the two must be at least 1.5 inches, and commercially available handrail bracket hardware accounts for that minimum. The maximum distance a handrail can be from a wall is 4.5 inches, provided it doesn't impede the walking area.

Spiral staircases can be safe for all ages if designed with features such as code-compliant handrails, non-slip treads, and proper spacing. However, narrow treads and steep angles may pose challenges and a safety hazard for young children or those with mobility issues, so consider safety upgrades or alternative designs if needed.

Pricing specifics depend on where you’re shopping, but treated wood usually tends to be the most inexpensive railing type. However, treated wood may be less durable than some other choices, like aluminum or composite railing. Though saving money upfront is definitely attractive, it’s important to remember that your railing is an investment that will continue to evolve over time. Wood is very high maintenance, so opting for another material to save money on maintenance might be less costly in the long run.
