The roofing material, especially asphalt shingles, will not last as long as it should (about half of its manufacture life) if the attic is not ventilated. Also, going without ventilation means having a warm attic that demands more from your air conditioning system (and your wallet, once the bills come). Ridge vents and roof vents also prevent a host of other icky moisture-related problems like rot, mold, and mildew.

The number of roof vents necessary for a 2,000-square-foot house depends on several factors. The calculation depends on the net free area within the attic and whether your municipality requires a 1/150 or a 1/300 ratio of venting square feet to attic square feet. If you install vents with a square-foot opening of one, you'll need either 14 or seven exhaust vents and an equal square-foot amount of intake vents.

In general, you should consider replacing your roof if more than 30% of it is damaged. This includes several missing shingles, large spots of granule loss, extreme curling or cracking, structural damage to the roof's decking, or multiple areas of leaks. All of these issues could indicate compromised structural integrity that requires roof replacement.

EPDM roofs have a few common problems, most of which can be resolved with regular maintenance. This type of roofing is laid down in sheets with seams, which can be a starting point for leaks. Proper installation and roof sealing can often avoid seam issues.
