Great service very punctual on time walked us thru the warranty process I recommend everyone hire them
Ernie was very good about explaining his observation and recommendations about the house. If I had no comparison about home inspections then I would have rated quality and professionalism higher, but I have purchased a house before, and I have dealt with home inspectors previously. so I have some comparison. I understand that it is nice for the inspector to take me through the home - but they should do the inspection first, make their report, and then take the client around and show them problem areas/issues which require addressing. This may seem like a small thing, but it shows that the inspector is serious and careful, and they are not showing off their knowledge, getting distracted, or making small talk with the realtor. The previous inspector completed the inspection, while I waited, and then, at the end, they went down a detailed check list of issues with the house. In doing so, the inspector double checked their previous work. With Ernie, going over everything once was enough for him - but given that his price was more than twice as high as my previous inspector - it really was only "fair" but not "good" nor "excellent" as far as I was concerned.
The problems started once the inspection was over, I was going to make payment, and D.S. realized that he had not performed the lead testing - so he had to go back and do this - not professional at all.
So, regarding the report itself, E.S. stated it would be ready by 5 pm that day, which was totally reasonable given that the inspection was over by noon. But the report was not ready that day by 5 pm. I called back the next morning, and I was told it would be ready that day by 5pm. It was not. I called back at 5 pm, and I was told it would be ready by 9 am the next morning -- which it was finally finished/emailed via at 10 pm. Given the tight schedule of Home Inspections and the important part of the buying process, that is simply not acceptable. My Previous Inspection gave me a printed report immediately at the end, before I paid him.
Okay, then there were some mistakes on the report, so we had to have it re-done before we submitted it as part of the negotiations.
Now we knew that the lead report would take longer - but it took much longer, it should have taken no more than 5 days, but it took 12 days. The actual lab that performed the results turned it around the same day - which means, what happened to the other 11 days? We called numerous times, and got nothing but a run around.
In summary, I wish I had chosen another group to get the inspection with. Maybe Ernie did a good job in the past, and maybe he was having a bad day, and it was bad weather, or maybe Rhode Island Home Inspectors are more nonchalant than the inspectors I had used in Washington State, but I was not impressed. It makes me want to write a glowing review for the other home inspector - but that was too long ago. :(

They go by several names MFE Properties LLC, Site Management Group, Pillar Contraction, and Chilton Development. We first met with Randy Bern the owner of these companies to pick out a home from his portfolio of customs homes. From the get go things went bad with communication, professionalism and a lien put on the property by one of the venders for nonpayment this was before the siding was up. The builder built the home incorrectly he purposely left out many architectural and aesthetic features which were designs shown in his pictures per the architectural rendering we were shown when we bought the house. During the process I informed the builder several times of water in the basement which he shrugged off by using large fans to fix things, this led to mold developing in the basement which needed to be removed. Upon completion the builder put a lien on the property because he wanted me to pay for the mold removal which was a result of his negligence in building the house. We had and still have pooling in the back yard which he refused to fix. Months after the completion we found large pieces of trees, extremely large rocks, septic pipes and trash buried 15+ feet in the ground in the backyard. We later found out it was his dumping ground.
He never fixed it and claimed it wasn?t his fault.

They do not honor the warranty of the work and do not stand behind their word, they were rude and said they would not fix it unless we pay them more money.
The woman starts by asking what's my husband's work schedule and after I tell her I dont understand the question, books the appointment and reminds me to make sure my husband is available for the appointment. Well, I am not married. Then called back and cancelled the appointment stating I...
Last Tuesday, I had Jim from Burke Plumbing, come to our house to inspect our 15yo A/C unit. We only bought the house 18 months earlier, so we had no prior owner records when it was last inspected. He explained the unit s problems (dead condenser and low Freon). He showed me the gauge used...
LG front loading washer bought in 2010. I had to wait a couple of days before they could get to me but once they came it was fixed quickly, (water pump). I had to use them once before on the same washer, it had been under a 5 yr. extended warranty and only had about a month left on it when...
Was not a full home inspection, but Gary went and walked-through the property with us and gave us the confidence we need to make the a decision.
Ernie S. and Dominic S. showed up promptly. To be fair, this was during the last larger snow, so it was somewhat difficult to do a complete home inspection. I do not count or hold that against them in anyway. Ernie was very good about explaining his observation and recommendations about...

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs. Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
