When the estimator came he explained what would be done to eliminate water issue. When we asked how does water get removed outside and how they would undermine stairs and walls he simple stated the installers will go over that with you when they come. The installers said they would be channeling under the step and walls, which are only 2 1/2 inch walls. The last step was also a simple channel as well. More time consuming perhaps, when you charge $3000.00 more than another contractor, homeowners are believing they are getting a professional job! They cut her stair runner instead of peeling it back so it could be glued back down. she needs replace whole runner now and company could care less including there estimator! sheetrock replacement also more expensive because took a hammer to the walls instead of saw zall,nice straight lines! also have photos."

They may be able to fix cracks in your driveway or garage floor the same day they fix your concrete steps, as well. General concrete repair experts usually won’t be able to handle larger jobs, like leveling a sunken foundation, so you’ll need to hire a structural engineer for bigger projects.

You can buy a home with foundation issues, but understanding the extent of the problem and what solution you need is critical. If you learn that a home you’re trying to buy has a foundation problem, it’s not necessarily a deal breaker, but you should have a professional assess the issue to see how severe it is and know when to walk away from a foundation problem. Foundation issues can necessitate simple and affordable solutions or complex work that costs thousands. 

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.

Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Homes on hillsides or in areas that experience frequent washouts are at a higher risk of collapse. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.

You can seal a concrete slab by cleaning the surface, filling in any cracks, etching the surface, applying a sealer, and letting it dry. Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. If you haven't already fixed the cause of the leak, then you'll want to repair the plumbing before you seal a concrete slab.
