"Dakota Property services did a fantastic job across the board. Matthew is 100% customer service driven. He was professional and prompt on the initial quote. He called to give a specific time window when the crew would arrive. We met the crew at the appointment. They were courteous, accommodating, and professional. The work done was above and beyond expectations. They cleaned up excess debris around the neighbors. Crew leader checked in prior to departure to make sure all needs were met. Matthew called after the work was complete to ask if we were satisfied. The whole experience was a breath of fresh air. Our driveway, street, and decks are the cleanest in the neighborhood. This is our 2nd time using Dakota Property Services. We will be using them again next year!"

"Thomas communicated consistently throughout the project. You can tell he cares about the quality of his work and it shows. I will be hiring him for another project soon. We love our driveway and sidewalk. We live on a hill, so the driveway slopes in more than one direction. The rainwater ran in the direction he said it would and not into our garage. We love it."

"These guys were great. Always answered my calls, texts in a timely manner, performed all the work we had discussed and then some ( went the extra mile when I asked to get us more plants at the last minute)! My experience with other landscapers were they never returned calls and seemed to have difficulty finding the plants we wanted - Sherpa Landscaping came through and did an excellent job - highly recommend!!!"

Asphalt Driveways questions, answered by experts

New asphalt paving can affect your home's systems in Albany by redirecting water toward your foundation, a key concern with the area's clay soil. Heavy compaction equipment can create vibrations that impact nearby foundations or septic systems. Also, be aware that underground utility lines for gas, water, or cable often run along driveways and could be disturbed during excavation.

Helpful?

To avoid surprises with asphalt paving in Albany, first contact the Public Works Department about a Street Opening/Encroachment Permit if needed. Call 811 at least two business days before digging to locate utilities. Plan your project for the optimal season between May and September, as Albany’s wet winters can cause significant delays and affect the quality of the installation.

Helpful?

In Oregon, a standard residential asphalt paving project typically takes three to five days, including excavation, base installation, and paving. However, this timeline can be extended by weather delays, especially in the spring and fall. You must also account for a minimum of two business days for utility marking and potential permit processing time, which can add several more days.

Helpful?

When comparing quotes for asphalt paving in Albany, watch for professionals who are unfamiliar with local conditions like clay-heavy soils or freeze-thaw cycles. Be cautious of door-to-door solicitations claiming "leftover materials" or pressure for immediate cash-only payments. A credible quote will always include detailed specifications for materials, thickness, and site preparation, not vague promises or unusually low estimates.

Helpful?

For maintaining your asphalt in Albany, keep supplies suited for the climate on hand. This includes a rubberized crack sealant for temperature fluctuations and a quality sealer rated for Pacific Northwest weather. A moss and algae cleaner is also essential for the humid conditions. For emergency fixes during the wet season, having cold-patch asphalt and sand for traction is a smart move.
