"Dakota Property services did a fantastic job across the board. Matthew is 100% customer service driven. He was professional and prompt on the initial quote. He called to give a specific time window when the crew would arrive. We met the crew at the appointment. They were courteous, accommodating, and professional. The work done was above and beyond expectations. They cleaned up excess debris around the neighbors. Crew leader checked in prior to departure to make sure all needs were met. Matthew called after the work was complete to ask if we were satisfied. The whole experience was a breath of fresh air. Our driveway, street, and decks are the cleanest in the neighborhood. This is our 2nd time using Dakota Property Services. We will be using them again next year!"

"The project was sixty feet of city sidewalk plus a fourteen by fourteen driveway approach along a narrow, high-traffic street. Thomas did all the permitting, traffic-detour, and old-concrete removal work. His pour-crew was well-coordinated, professional, and on-time. The resulting sidewalk with approach concrete was excellent, some of the best I've seen. Plus. JAHolland was the lower of the two bids by several hundred dollars. The worksite was in front of 945 5th St NE in Salem if you want to come take a look."

"He came out the very next morning and was able to determine that one of the valves in my sprinkler system had quit working and needed to be replaced quoted me what I felt was a a fair cost to replace it and scheduled it for the next day. He did have to call and move it back one more day day but the showed up as promised and got the job done. He was very polite and thorough in explaining everything and tested everything before he left and told me to call if I had any problems as he guarantees his work for 2 years."

"Ikaika and his crew were great to work with. Homeland repaired my steep and winding gravel driveway, created a large flat area, and improved the drainage. The price was reasonable, communication great, and the project was completed in less time than quoted. I'll be contacting Ikaika in the future for other projects."

"Even before I got to the property, the Escobar guys arrived, had dug out the line, and diagnosed the problem. Very quickly, they replaced the broken part, and my rental house was back online. They performed incredibly fast work and were professional the entire time."

Asphalt Driveways questions, answered by experts

Like all driveway materials, asphalt can crack in the wrong conditions and with age. Many things can cause asphalt to crack, including shifting soil or settling under the foundation. Other common causes are driving oversized vehicles on the asphalt, tree roots, and using rock salt during the snowy season. Proper installation and sealing the driveway every 10 years can help prevent cracks.

Whether you should resurface or replace your asphalt driveway heavily depends on its condition. If the foundation is solid and the damage is minor, resurfacing is your best bet because it’s more affordable and faster than replacing the driveway. But if your driveway has foundational problems and/or severe damage, like large, deep cracks and potholes, then it makes more sense to replace it.

If you’re looking for a similar, eco-friendly driveway material, you might consider one of these options:

  • Permeable pavement: This material is sometimes called “pervious” or “porous” pavement; it allows stormwater to drain into the subbase, eliminating storm drain costs.

  • Gravel: Consider paving your driveway with locally sourced gravel. By sourcing from a nearby source, your money won’t fund international shipping and will be invested back into your local community.

  • Natural stone pavers: Because natural stone pavers are made from organically-produced stone, there’s no new manufacturing required, limiting the environmental impact. In addition, water easily flows and drains through the gaps in the pavers.

New asphalt goes through two stages: drying and curing. Drying typically takes 24 to 72 hours, after which the surface is solid enough for light use like walking or careful driving. While you may be able to park on it after 72 hours, the surface is still soft and should be treated gently. Full curing is a much longer process, taking anywhere from 30 days to a full year for the asphalt to reach maximum strength. During this extended curing period, the asphalt is susceptible to damage from heavy vehicles, sharp objects, and high temperatures. Factors like weather, the specific asphalt mix, and application thickness all influence drying and curing times. For the most accurate timeline and to ensure the longevity of your new asphalt, it is always best to consult with your installation contractor for their specific recommendations.

Asphalt driveways are affordable and able to withstand sub-zero temperatures. The asphalt surface makes it easy to plow snow, and it has excellent traction for slippery winter days. Another benefit: it absorbs heat from the sun and can then help to melt snow and ice more quickly than other surfaces.
