"Had Betts Structural Engineering come and look at the foundation of a house we were in contract on. Josh came out and was professional and informative. He informed us the foundation was failing and explained what needed to be done. He throughly explained everything and told us how we could do it ourselves for much cheaper than a contractor could do it. In the end he saved us from a long and expensive process if we proceeded with the house."

"Cramer Engineering was able to give us solid information on a crack in our foundation. We had a few companies come out with lots of buzz words and huge price tags. So for peace of mind we called Cramer Engineering to get factual information on what was going on. They were very knowledgeable and explained everything, They even advised how we could fix the issue on our own. They were able to give us answers and save us thousands of dollars on unnecessary repairs."

"While Keith is quite knowledgeable in his trade and at one time completed the work himself, it's quite evident he has an "A" and "B" team working for him. Our project went more than 10 days past the estimated completion date and they started 10 days before the estimated start date (there was a period of almost 2 weeks where no one worked at our house a single day and our deck was completely torn apart with building supplies taking over a section of our backyard grass). Keith did try to go above and beyond by obtaining some reclaimed granite to make my grill area a bit more sophisticated. Again, Keith knows how a job should be done but I clearly got the "B" or maybe even "C" team. Poor craftsmanship, corners cut and a stain job that was embarrassing to call professional left a real sour taste in my mouth. The kids he has working for him basically used my deck project as a training program. I eventually asked Keith to knock off a couple hundred bucks from the final payment because I could wrap up the staining myself 10 times better than his guys (which I've since started but not yet completed). I expected to be "wowed" with this project and after Keith said to me "I don't think I could ever truly satisfy you" I know the time to cut bait was then. There were numerous un-stained parts of the project and too many touch ups to note (e.g. Where you could clearly see the wood or previous paint under what they "painted"). Oh, and there is now deck paint on some of the wood siding of my house (again, sloppy job). Looking at the job after it was "done", i noticed many more corners that were cut - literally and figuratively. The railroad ties are not level (sloping severely down) and the cuts around the stairs are not even the same on both sides - making it look sloppy and uneven. Oh and there is so much sand now on my brick patio that I'm tempted to re-do it myself - and there's huge chunks of polymer missing and weeds coming through already... What Keith promised sounded awesome and I think with the right crew, I would have been wowed. Now, I'm just glad it's over and happy that it at least looks better than it did before they started. Make sure you're getting the "A" team. You'll know very quickly if you aren't..."

Structural Engineering questions, answered by experts

Homeowners in Willoughby should account for Lake Erie’s humidity, frequent freeze-thaw cycles, and snow load standards required by local building codes. Tree root intrusion, city tree ordinances, and utility coordination can impact foundation repair or structural upgrades. Scheduling major work between May and October helps avoid weather delays, while high demand for local specialists during peak season may affect your project’s timeline and planning.

Helpful?

In Willoughby, structural engineering needs change as homes age, especially due to shifting clay soils and freeze-thaw cycles. Early on, focus on regular structural assessments and monitoring minor settling. By 15-30 years, foundation repair and waterproofing become more common as soil conditions impact stability. For homes over 50 years, comprehensive structural evaluations, reinforcement of load-bearing walls, and modernizing outdated framing systems are often necessary to maintain safety and value.

Helpful?

In Willoughby, unexpected costs often arise from soil condition testing, additional structural assessments, and weather-related project delays. Older homes may require remediation for asbestos or lead, and utility relocations can be necessary if foundation repair uncovers outdated lines. Drainage system upgrades are frequently needed due to local soil, and if your property is in a historic district, extra approvals can extend timelines and introduce further expenses.

Helpful?

In Willoughby, address urgent issues like foundation cracks wider than 1/4 inch, uneven floors, or persistent water intrusion right away, as local soil conditions can accelerate damage. Cosmetic settling or hairline cracks may be monitored, but schedule a professional structural assessment after harsh winters or storms. Prioritize repairs that protect your home’s structural integrity and prevent further issues in the region’s challenging climate.

Helpful?

Structural engineering projects in Willoughby often include forward-thinking strategies such as designing foundations and framing to support potential second-story additions or finished basements. Contractors may use reinforced footings, pre-planned utility access points, and flexible load paths to simplify future expansion. Consulting on local zoning and setback requirements early helps ensure your property can adapt to future needs without major structural changes or disruptions.
