"Corey, the owner of Lee’s Plumbing, saw my request - on a Friday night - on Angie’s List, and he texted me! Asked me to call him. He said he could check out our water heater, which was very old and leaking, and came by the next morning. Corey was SO nice and helpful and communicative! He advised us that a 50 gallon tank was plenty for our household of 4 (we had a 75 gal) and that he could install it early the next week. Corey came by on Saturday morning, gave us a written quote for our home warranty company, and we settled on an install on Monday. Corey showed up Monday, right on time with a new water heater and a smile on his face! He brought a helper to get out our old 70-gallon tank up the stairs. We provide residential maintenance, repair and remodeling services, specializing in emergency plumbing & heating installation and repair, basement finishing and kitchen/bathroom remodels.

"I paid Mr. Phomalee $1275 to do some bathroom remodeling work that he'd initially stated he'd be able to begin between Christmas and New Years this past December. After not showing up at that time, he proceeded to promise that work would begin on eight separate dates, missing all of them. During this time I received no communication from Mr. Phomalee unless I initiated it, and when I did he made an excuse related to his vehicle or family each time. Finally, I informed Mr. Phomalee that I needed him to return the funds paid to him as it had become clear he had no intention of doing the work for which he had been contracted. He informed me at that time that his previous excuses had been lies, that he had used the money I'd paid him for gambling, and that he most recently had not been able to due the work because he'd been trying to secure a loan to cover "the bad checks [he] had written to gamble so [he] didn't go to jail". So, I'm now in a position where I've had an unusable shower for two months, and will be forced to seek legal action against Mr. Phomalee to attempt to recover my money."

How long do water heaters last? The average tank-style hot water heater will last 8 to 12 years, while a tankless water heater may last up to 20 years. Large families that use a lot of hot water will put more stress on the unit, potentially shortening its lifespan. Regular maintenance and repairs can lengthen the unit’s lifespan.

You can and should vent the gas from your hot water heater to the outside of your home. Traditionally, these gases were vented back to other gas appliances, like stoves or furnaces, but many jurisdictions have outlawed this practice due to the risks it provides. 

Most water heaters today use atmospheric venting that exhausts the gas out of the home through a pipe.

Electric water heaters do not need an attached vent, but the location of the water heater should allow for roughly 12 inches of clearance around it. This allows cool air to flow around the appliance and allows repair technicians to work on its components safely. The exact amount of clearance space required depends on your local building codes.

We recommend you turn off the unit, the power, and the water supply as soon as you notice a leak. Your water heater tank should have a dedicated shut-off valve located on the cold inlet pipes. If the valve is broken or inoperable, use the shut-off valve to your home's main water supply to stop the flow to the entire house.

Avoid touching valves or pipes directly without confirming if they are hot. Wear gloves and other safety gear to keep from coming into contact with hot levers or components when turning off your leaking water heater.

Signs your electric water heater is failing include inconsistent water temperature, reduced hot water supply, longer heating times, or discolored water (rusty or cloudy). Unusual noises like popping or rumbling suggest sediment buildup, while leaks or corrosion around the tank signal structural damage. If your unit is over 10 to 15 years old and experiencing frequent issues, it may be time to replace it.
