"This was actually the 2nd time I used Ohio Basement Systems. About a year ago I also used them first for a concrete leveling job, so when I found a wet wall in my basement after some heavy rains recently, I didnâ t hesitate to call Ohio Basement Systems again. The Field Inspector, Matthew Thomas, is very knowledgeable. He was also one of the guys that was at my house on the previous concrete leveling job and he remembered me and my house. Thatâ s important to me, because now thereâ s a relationship building. I trust Matt implicitly. He knows what heâ s talking about, and he knows my house. The appointment lasted for about a half-hour, maybe 45-minutes. Matt went through a number of different options to address my water problem, and even offered his own thoughts and opinions as well. I was not pressured in any way to make a snap decision on how to proceed. Matt simply took the time to explain things to me, and answer all of my questions (and I had a lot), and he left some materials explaining the different options available for me to review; and also offered his card to call him directly with any additional questions. I was very satisfied with their service, and I wouldnâ t call anyone else for any of my home foundation repair or waterproofing needs. Ohio Basement Systems are the reliable experts."

"We had a crack in our poured concrete foundation. We had estimates from other companies that involved waterproofing the entire lower level (it was already waterproofed) at very high prices without even addressing the crack. Eco-Seal Home Solutions addressed the problem we needed fixed, gave us a fair price, and completed the work in just a few hours. We will call them again if we have any other foundation cracks. Great work."

"Had Betts Structural Engineering come and look at the foundation of a house we were in contract on. Josh came out and was professional and informative. He informed us the foundation was failing and explained what needed to be done. He throughly explained everything and told us how we could do it ourselves for much cheaper than a contractor could do it. In the end he saved us from a long and expensive process if we proceeded with the house."

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

House Leveling questions, answered by experts

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

On average, a mudjacking repair lasts between five and 10 years, though it can sometimes last for well beyond a decade under ideal conditions. Its longevity depends heavily on several factors, including the condition of the underlying soil, environmental conditions like freeze/thaw cycles and erosion, and whether the root cause of the sinking, such as drainage issues, is resolved. Because it doesn't always fix the underlying problem of loose soil, mudjacking is often considered a temporary solution. Proper maintenance and evaluation can help extend its lifespan.

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.
