The level of customer service is the best I have seen in the business. The inspector takes his time to explain the systems of the home to the buyer and how to maintain their new home. I personally used Gerard Home Inspections to inspect my home in August 2015 and was impressed by the report and service. Having inspected thousands of homes, Garrett discovered some loose and missing shingles on the roof. The seller was able to file an insurance claim and put a new roof on the home prior to closing. GHI discovered some electrical and plumbing issues that needed immediate repair as well. I highly recommend Gerard Home Inspection for anyone who values good customer service and a thorough inspection."},"url":"https://www.angi.com/companylist/us/oh/cincinnati/gerard-home-inspection-reviews-8615508.htm"},"position":6},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"EATON INSPECTIONS INC","address":{"@type":"PostalAddress","addressRegion":"OH","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Kyle D."},"reviewBody":"He is simply the best. You must go to his website and see an example inspection. It will be exactly like this. I bought a larger home so it was planned for a full days inspection. Typically, the inspection is 1/2 day and cost 600. I also opted for the radon inspection that account for additional 200. This guy was very through. He took pictures of every thing and made it very easy to negotiate and also fully realized the repair cost needed. He made it very clear two major items needed to be replaced, water heater and roof, also with several other items. The water heater was clear, prior to the inspection, that it needed to be replaced so that was already negotiated. The roof was a different matter. the house was 19 years old and the roof looked fine to me. The inspection was a different matter. He clear documented that the roof was in need a replacing. we where able to negotiated this in the final round of negotiations because of home his documentation and inspection. He is clearly worth the money. Also, if you want him, do what we did. Ask for 14 days for inspection instead of the typical 10. This will allow you to book him. I have had to pay for things like a master electrician to come into my house to address items incorrectly marked as defective by US Inspect. When US Inspect was confronted with their errors they then tried to state they incorrectly marked one location and said it was another. Of course there was nothing wrong with the other location and this was just another example of how unprofessional they are and how unreliable their inspections are. This last and quot;Major Componentand quot; home inspection they marked the light fixture at the ceiling fan as and quot;Defective: The item is either: structurally unsound; unsafe or hazardous; or inoperativeand quot; ...since the light is wired to a different switch than the fan (so they don't have to be both on at the same time) one can only assume he was trying to turn the light on with the cord on the fan instead of the light switch on the wall. I wouldn't trust them for inspecting my home. We are now currently moving into the home he inspected. He was super fast to pick up his phone when we needed him, scheduled us as soon as we could get in and even on a Saturday. Treated us with kid gloves being the first time home buyers that we were but laid down the law on what was serious, and what needed to be fixed, or what could wait a few years. We were impressed with him going through each and every single thing in the house. One example is that he got on his belly and crawled through a space no taller than 3 feet tall if that much. I joked with him at the time that he was "earning his money" as I wasn't getting in there! Come to find out, that back in that dank corner in the basement in the crawl space that no one goes was terminate damage and support damage we would have missed and the seller ended up fixing and taking down some of the price of the home due to Michael's report. We got the report that same night and needed some more things from him later like an official statement on letter head stating clarifying something in the report for the underwriter and again, he got it to us super fast. I really can't say enough good things about our experience with Mike and his company. Again, as first time home buyers and our first inspection it went perfect. We did end up buying the home he inspected but when we buy more property in the future, Michael will be the first person we call as he is now our "go to" inspector person and I will recommend him to everyone I talk to. If it's your first home or your fourteenth, get Michael to check it out first! FAQs for home inspection projects in Harveysburg, OH
It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
