Our inspectors have performed over 16,000 inspections and are fully licensed and insured by the state of Ohio. We abide by the American Society of Home Inspectors (ASHI) and Exterior Design Institute guidelines. In addition to performing thousands of home inspections, Guardian inspections has also established itself as the most sought after EIFS Inspector in the Cincinnati area. We always keep current on industry changes and new building technology and products. Moisture Warranty Corporation also relies on Guardian inspections to conduct their EIFS inspections before they will issue a MoistureFree Warranty. Today Guardian Inspections is a full-service inspection company. If you are in need of an inspection, just one call to the office will take care of everything. You will have all of your reports by the evening of your inspection. If you are working closely with a real estate agent, we will be happy to copy them on all reports and consult with both you and your agent. It is always a busy time when you are buying a new home. Jay arrived on time and after explaining the process, began the home inspection. He’s was thorough both inside and outside, and from top to bottom, climbing underneath the deck and into the attic, and checking everything in between. Periodically, he would discuss with me some of his observations before continuing to another area. He was very polite and respectful and even removed his shoes when inside. He was able to address all of my questions and also address how certain repairs could be made. He said the report would be ready that evening and it was. The report was thorough and included pictures with an explanation.

From the moment I got there Jay was 100% about business. Jay explained to us in great detail on what his inspection process looked like and gave periodic updates on his findings to keep us informed provided and truly gained confidence and trust in Jay's ability to provide a great, quality service. I walked away extremely comfortable with the information Jay provided and he promptly provided the inspection report the same day as promised. The inspection report was also detailed and laid out everything Jay explained during the inspection so there were no surprises and the report was easy to understand. Jay's careful attention to detail, thoroughness and great communication is what ultimately lead to the great service provided and I would recommend him to anyone.

The inspection we received from Jay was top notch. We are first time home buyers and have never been through this process before but could tell that the inspection was performed thoroughly and professionally. We felt that he went above and beyond in regards to time it took to complete the inspection as well as how willing he was to communicate to us throughout the process about concerns that were raised, what fixing these issues may look like, and what defects could mean for the future in what we hope to be our new home. The knowledge we received from his hard work will be invaluable to how we proceed during our house buying process. The report we received was comprehensive, had good supporting photos, and easy to navigate. Our inspector, Brian, was excellent. He was very thorough. He took time to answer my questions and explain issues that were discovered. He gave suggestions on what could be done to remediate issues. The final written report was great. Included a significant amount of detail, was easily understood and included pictures to support documentation. The communication with the office for scheduling etc we great. They were very polite and provided clear information as to what would happen with the inspection. The only reason for a B on punctuality is that we started about an hour after originally scheduled time. While we started late they notified me 3 hours ahead of the appointment that they were running late. So it really wasn't a big deal.

Brian has been amazing to work with-- he arrived to the home we were having inspected early and got to work right away which I really appreciated. When I arrived at the scheduled time he had already checked out the crawlspace of the home and had some great information for me. He was extremely detailed and thorough and a huge bonus was that since he used to be a builder/contractor (or something along those lines) he was able to answer some questions I had unrelated to the inspection about some changes I wanted to make to the home (adding a wall, moving cabinets, etc.) and was able to tell me if the changes I wanted to make to the home were doable based off his prior experience in the industry and even offered some suggestions I hadn't even considered. He was very friendly and professional. If you want someone who is going to be very detailed and thorough and really knows what they're talking about, hire Brian at Guardian Inspections. I also want to mention how great the woman I talked to on the phone was when I called to schedule the appointment. I may be wrong, but I believe I was speaking to Brian's wife, Christie-- very friendly and personable! Buying/selling a home is not always a fun process and you are calling lots of people and making lots of appointments, I was thankful to speak to someone so warm and welcoming on the phone, she seemed to really care. I wasn't sure if the house we needed inspected was on a slab or crawlspace and she looked it up for me to confirm which I really appreciated! I was also extremely impressed that Brian had our full 33 page inspection report sent to us within a few hours of completing the inspection-- that means a lot to me as a potential home buyer; us buying the home or not depends so much on the results of the inspection and it can be very nerve-wracking waiting to get the report back. I am glad he got it back so quickly so I didn't have to go to bed anxious wondering what he had found in the inspection! Hire Guardian Inspections, you won't regret it!

This company comes highly recommended! I called on a Monday and my home inspection was completed on Wednesday of the same week. The staff is very polite, responsive, and great with communication. They were prompt to arrive and the inspection was very thorough. I would definitely recommend this company for your peace of mind, when it comes to your next home purchase inspection.

The entire team at Guardian Inspections was amazing from start to finish. The woman (Christie) I spoke to on the phone to schedule my inspection was so kind and professional. Brian who did my inspection was also phenomenal. As a person who is early to everything I appreciated him showing up early too! He was professional and thorough through out the inspection, and explained everything he was looking at and seeing each step of the way. He also gave me little tips on how to do little remodel touches that I was discussing with him which was very kind of him. Katie who did my radon test was also incredibly kind and thorough, she explained to me my level of radon and the different levels that are considered okay to dangerous. I also had a termite inspection and that gentleman (sorry, forget his name!) was kind and helpful as well. My inspection report was sent over to me just a few hours after the inspection was over...wow! And the way the inspection was color coded and mapped out made it so easy to read and go over. I’ve never had a home inspection report be so organized. Overall, it was a fantastic experience, and as long as I am in Cincinnati I will never use another home inspector.
