Overall, I would say that Maury was prompt, professional, extremely competent, reasonably priced, communicated clearly and was trustworthy. He found a number of issues that both I and my very experienced real estate agent missed - one of which was a faulty electrical panel that was a fire hazard and would cost $2000 to repair. Because he caught it, the seller agreed to pay the cost of the repair.
I would recommend him without hesitation.
The report was very detailed with pictures and timely.
"I first received notification of [member name removed] complaint regarding the retaining wall problem when Angies List contacted me, by email, regarding a recent posting on Angie’s list. I contacted [member name removed] regarding this issue the same day. With her permission, I returned to her home to view the wall and discuss the problem with her the same day. At the home [member name removed] and I viewed the retaining wall. The wall has experienced movement resulting in a crack of about one inch in width with vertical displacement of not greater than one inch. In spite of this movement the wall is plumb. I explained the [member name removed] that the wall had not failed structurally and required a repair to the crack not re-building of the entire wall. [member name removed] indicated that she had hired an engineer to evaluate the wall and that (her) engineer indicated that the wall required re-building. [member name removed] stated that (her) engineer had provided a verbal report and that she had no written report from (her) engineer. I asked [member name removed] permission to bring an engineer with experience in residential and commercial structural repair to view the wall and she agreed. The following day I met the engineer and [member name removed] at the property . The engineer agreed with my conclusion regarding the condition of the wall and discussed his findings with [member name removed] The “fix” of the wall noted in [member name removed] complaint in the amount of “upwards of $20,000” would entail the re-building of the entire wall not a repair to the cracked section (of the wall) which is located in the middle third of the wall. It is my opinion and that of the engineer (I brought to the property) that the retaining wall requires repair of the crack and not the re-building of the entire thirty plus foot wall. The home inspection I provide is both through and well documented. A retaining wall crack of that size would have been very obvious at the time of the inspection. Had a crack of that size existed at the time of the inspection I would have reported the crack, documented it with a picture and taken the position that the crack required repair. The inspection I provide is based on observations of conditions which existed at the time of the inspection and not any future condition which may occur. I think the situation regarding the retaining wall is unfortunate for [member name removed] I wish she would have contacted me directly regarding the problem prior to taking her complaint to Angie’s List. I believe that the information she received from her engineer is incorrect regarding the resolution of this issue. Maury Drummey February 17, 2013"
I would and do highly recommend Maury Drummey for home inspections.
- Maury had already arrived when my husband and I got to the house. He performed a thorough inspection of the outside of the house (about 45 minutes), then explained what he had found and walked us around the home, pointing out his observations. He then did the same for each part of the inside of the house (1st floor, 2nd floor, and basement).
- Maury remained neutral throughout, giving us clear explanations of the defects he found, why they were defective, and what steps would be necessary to correct the damages.
- The entire inspection took a little less than 3 hours.
- That evening, Maury sent us a thorough report of all his observations. All observations were clearly stated and accompanied by detailed photographs with each item clearly labeled. I appreciated that the photos were not only of damages but of items we might need to identify in the future (e.g. pointing out the water shut off valve in the basement, etc.).
- My only recommendation would be about timing. Our appointment was at 9am, but since Maury does his full outside inspection outside before going over the results with the buyers (which makes sense), my husband and I sat around the house, doing nothing, until 9:45. It would have been helpful to have been asked to come slightly later (maybe 9:30) so weren't sitting around needlessly.
I telephoned Maury because a friend of mine in Taylor Mill, KY wanted to sell me his house of ten years. I've just retired and have decided to move away from a high cost of living metropolitan area on the east coast and move to the friendly midwest - northern Kentucky or Ohio. Before signing a Sales Agreement with my friend based on the valuation of the VA appraiser, I checked Angie's List and contacted Maury based on the excellent reviews. As others have written, Maury is professional, courteous, very patient, and extremely detailed.
Among other things, he house the house had mold, burnt electric wiring, loose roof shingles (on a "new roof put in four years ago"), a foundation wall had moved in the basement, both the wooden front porch and back deck had untreated wood which was cracked, warped, and loose (I would essentially have to tear down the 20x12 front porch and pay for a new one), vinyl siding needing repairs, missing fencing which might allow neighborhood children to drown in the pool, and on and on and on.
The cost to bring the house up to code and make it a safe, healthy and livable home would have been -at the very least - half the asking price. Based on the valuation in the VA appraisal, I believe the person did not bother to walk downstairs or go on the roof, but simply did comparisons of housing in the area. But trusting my friend, I was ready to pay that amount. In reality, the house is worth 75% of the VA appraisal.
Thanks to Maury, I now realize I would have had to spend at least $175,000 to buy and repair the house which I could then resell for approximately $85,000.
One last note: I do not live in Ohio or Kentucky, and transacted all business with Maury over the telephone and via the Internet. He went to the house, spent approx. two and a half hours on a cold January afternoon inspecting the property from the fence to the street and from the top of the chimney (which needs repairs) to the basement floor (which has mold), came home and wrote up
an extremely detailed 28 page report with photographs containing arrows, and sent me both the report and an invoice. He did not ask for payment up front; he trusted me to pay him. This is an example of why I want to retire to this area - people like Maury! I will continue looking for a house in the area, and I will engage Maury in inspect them before making a purchase decision.
Thank you Angie's List, and thank you Maury Drummy of Greater Cincinnati Housing Evaluation Service. Maury represents what is great about this country!
After we received the report, I received a call from Mr. Drummey letting me know that he was available to us for any questions we might have or to go over any specifics in the report. Once the WDI and Radon inspections were completed by the other contractor and we received the reports, Mr. Drummey also called again to ensure that we understood the results of those reports and the ramifications of the findings.
Overall, we are VERY happy with the service we were provided and would not hesitate to recommend Mr. Drummey to our friends, family and neighbors.
I appreciate his time and expertise. I would strongly recommend his services to others.
