"Felt rushed to approve the work and pay the balance. Discovered multiple issues later. Just inside the door there's a rock they missed, so now it's under the plastic, which will sooner or later puncture through. I asked for a better door than the one the first installed, but the second was also poorly made and didn't come close to sealing. Called/talked to someone about the issues, but afterward they stopped returning my calls. They also left lots of debris on the ground. The inspection didn't pass for multiple reasons. Waiting for them to come back and address the issues the inspector found. Update: THBS did follow up and fix the issues. They constructed a new crawlspace door that seals, which was the biggest issue. They took out the problematic rock. The inspection passed."

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.

Costs depend on furniture type, size, complexity, and whether additional modifications are needed.

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.

The standard thickness for an LVL beam is between 1.75 inches and 7 inches. However, you can order LVL beams in non-standard sizes as well. When you work with a contractor, they can source beams that are the appropriate size for your project for you after assessing your blueprints.
