"It's not often you close on a custom home and have nothing but wonderful things to say about your builder, but that's exactly what happened. And in the middle of a pandemic! In fact, we parted ways with two builders before even getting to Carl and Ron at Triangle Classic Homes. But once we did, they made the process easy from beginning to end. They were extremely communicative no matter my preferred mode of communication, fast, and reasonable. Something to note is that my husband has worked in new home construction his entire career, and said it was the best framing he'd ever seen. I wouldn't think twice about working with Carl and Ron at Triangle Classic Homes again in the future. In fact, we're already dreaming of detached garage. So it might be sooner than later."

"We had beautiful, solid custom cabinets that were made. They were exceptional and flawlessly installed. The custom hood for the kitchen and the built out island are wonderful. If you’re looking for custom cabinets these are your guys."

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"Have never been more pleased at the execution of a skilled trademan. Chad's extensive knowledge and labor of remodeling has always been top shelf! As a 32 year Facilities Manager, I've used him on many commercial and residential projects and have never recieved less than high praise for his work. His attention to detail set him apart from any contractor I've encountered. My projects with him includes Historic properties, commercial, and residential. His honesty with pricing has assisted me and others involved in successfully completing major projects within time allocated. Would hire him over and over."

Custom Home Builders questions, answered by experts

In Durham, cosmetic home building updates like painting or replacing flooring proceed without permits. Functional home building work affecting structural, electrical, or plumbing systems requires official permits and inspections. Many older properties feature original cast-iron plumbing or outdated wiring. Opening walls for aesthetic reasons exposes these hidden issues, turning a visual refresh into a regulated project. Always verify local requirements before starting to keep your property safe.

Helpful?

Home building in historic districts requires a special certificate before securing permits, adding time and restricting material choices. Properties near Durham creeks sit in flood zones that limit ground-floor space. You must also navigate strict tree protection ordinances, which mandate mitigation plans before excavating. Finally, coordinate any new plumbing expansions with local water authorities, as older neighborhoods rely on aging sewer infrastructure that requires careful handling.

Helpful?

Older properties in Durham feature shared wall cavities housing plumbing, electrical, and HVAC lines together. Modifying one system during home building exposes the others, triggering mandatory code upgrades. Foundation work in expansive clay soils disrupts structural stability and interior moisture levels. Request a free pre-application meeting with city development staff before starting. This review identifies interconnected system risks and prevents unexpected project stops.

Helpful?

Start by verifying your zoning classification and historic district status to determine required approvals. Request a property history review to identify unpermitted past work or hazardous materials like asbestos. Always hire licensed professionals for your home building tasks to ensure strict compliance with NC regulations. Sequence your paperwork properly by securing demolition and land disturbance approvals before applying for the main building permit to keep your project moving.

Helpful?

Timelines for home building vary based on the scope of work. Minor cosmetic updates take a few weeks, while functional kitchen remodels require three to five months. New construction spans ten to fourteen months. North Carolina weather impacts schedules, as summer heat slows exterior progress. Permit reviews take up to six weeks for complex additions. Schedule required inspections early to avoid delays during the busy spring season.
