Once we agreed on price he went to work researching our property records on file with Haywood County. While BRLS is very busy this time of year, Darius was able to start the actual physical survey within three weeks. He called and confirmed when he would arrive and reviewed the records he had obtained from the County. He then went to work locating pins and land marks. Our property is very mountainous and heavily wooded. Surveying the perimiter is no easy task--It is both physically challenging and an irregular shape. Darius met with our neighbors and obtained their permission for him and his crew to use access points on their property. When the survey was complete, Darius drove back out to meet with us and interpret the survey for us showing us where our property lines run along the ridges and thru the woods. Overall, a very professional and detailed survey job. We can highly recommend Darius and Blue Ridge Land Surveying, inc. I first wrote to Chris over a year ago. He told me up-front he was heavily booked up to the end of 2017. He came out and surveyed the site. I drew up a plan ad we agreed to price. In the interim, while waiting, I made some additions to the original plan and we renegotiated the project. Chris...

I couldn't have asked for better service with a smile! This was a rather complex project on difficult terrain – steep, heavily wooded slope, thick with poison ivy. Due to the road paving and widening a few years ago, only a few corners remain in the neighborhood. Even so, Mr Mulloy was...

Mike and Gus were the two employees who arrived BEFORE scheduled time (awesome). They surveyed the job and then went to work. They took about 50 minutes and it looks GREAT

Danny provided exceptional work, defining the lines of our property despite there being issues previously on exactly where the lines were. Danny sorted it out for which we are incredibly grateful. We were inexperienced with the cost of surveying, for which he was understanding. The survey...

"We have 16 acres of beautiful and hilly property that was a mix of fine hardwood trees, plus maple, white pine, dogwood, etc. of all different ages. It also was overrun with Virginia pine, unbelievable vines, wild roses, privet, poison ivy and all the rest. Carrie and her crew did a first class job maneuvering around the trees we wanted to save, and clearing out the rest. The truth is I couldn’t recommend them highly enough – good people, good workers, and good service !"

FAQs for land surveying projects in Black Mountain, NC
Land surveying can help give clear guidance on your property boundaries for numerous situations. And in some cases, having your land surveyed is a requirement. Some common reasons to have your land surveyed include:
Planning for construction projects, like building a fence
Locating utilities, such as plumbing fixtures
Settling property line disputes
Creating subdivisions
Meeting mortgage requirements
Selling your property
Land surveying costs about $530 for the average homeowner. However, your total cost could range anywhere from $200 to $1,000 or more. Factors like the size of your property play a significant role in what you pay, but other things like the survey type and the time of year can also impact the final cost.
For example, if you’re looking for a simple boundary survey, you can expect to pay between $100 and $600. However, if you want a more in-depth survey that depicts the elevations of your hills and trees, you can expect to pay between $500 and $1,200 for a topographic survey.
A few different types of land surveys can help determine certain features and boundaries of your property. These include:
Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.
Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.
Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.
Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.
Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.
Land survey reports provide a lot of helpful information about your property and land. The exact information provided depends on the type of survey you have done, but common information that they can provide includes:
Location of utility fixtures
Clear boundaries and dimensions of your property
General topography
Land elevation information
Confirmation of easements or encroachments
Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.
