"This company does not have a solid understanding of the Generac generators they install. I had the owner out last week to repair ours that is less than 3 years old. He left saying all was good, and on the following Saturday it failed to start for it’s weekly exercise run just as it had before he “repaired” it. Same exact error code. Ask him about Generac’s MobileLink app and he doesn’t have a clue. When I told him it failed again he said that maybe his battery tester was bad and that batteries are not included under the warranty. He said I should buy a new battery. I did, for $190, and it did not solve the problem. When I asked about their covering the cost of the battery, he asked “why should I?”. Steer clear!"

"I am speaking from the seller’s perspective after having an inspection done on a house I was selling, and Patrick did the inspection. Thoroughness is definitely laudable. However, this inspector went to the point of questioning the color choices of the owner. Within his report he wrote “ Find out who picked the colors on the walls.”. If this had a negative affect on the value of the house, this might be reasonable. For example, if every room was painted black. However, it seems unprofessional and outside the scope of a home inspection to be making comments on the color palette of a home. Additionally, spot radon testing was done by this inspector. He even notes in his report that this is not what the EPA recommends to determine if mitigation is necessary. This puts both the buyer and seller in a difficult situation. The seller and now has a report that indicates that there could be a problem with radon and is forced to act on it. The buyer, additionally, either hast to spend , more money to have a proper radon survey done or has to request medication without good evidence. This inspectors time would be well served doing a EPA approved, radon evaluation on a house and keeping his interior design expertise to himself."

You should have your well inspected once per year. You should also have a well inspection done when you’re buying a house with a private well, when the well cap is opened, when the septic tank is repaired, or when there is flooding.

Well pumps need power to run, so they can’t function without electricity. If your power shuts off, there can sometimes be enough pressure in the water tank to allow for a lucky flush or a bit of tap water—but this won’t last long. It’s a good idea to have a backup generator or an alternative power source like solar if you’re worried about losing power.

If your well pump gets stuck in its casing, you may be able to free it loose by gently wiggling the line or by vibrations from tapping the line with a hammer. However, if your pump is stuck in a buildup of minerals around the casing, you’ll probably have to call in a well pump contractor to get it out. They’ll likely use a muriatic acid solution—a strong, corrosive acid—to break down the minerals and free the pump loose. 

To avoid a stuck pump in the future, experts recommend a professional well cleaning once every 10 years. 

If you have a small well or a particularly high water demand, it’s possible to overuse your well. How quickly a well replenishes depends on its water source. In this case, you may want to purchase a water storage tank that you can fill from the well in off-hours, or if you’re planning to build a new well and you expect a large water demand, you may want to build a deeper well to match your needs.
