The shower was a three-piece unit. It was not fastened well to the studs and itself. The seams at each joint were pulling apart. The floor also cracked in spots and leaked into our basement. Jeff Griffin, the owner, came out to our house. He is the one who replaced the shower stall under warranty. However, the newest stall (number two of two) has cracked in the floor also! Other Home-Improvement people say the reason these stall are cracking...not being installed correctly! As of right now, Griffin said he can get another stall under warranty. But, would have to charge us for cost of labor. We both think the whole job should be covered by Jeff Griffin, he installed it. He should absorb the whole cost again, he's the owner of the Company! Of course as all vendors do they trash everybody else's windows. Then again a door to door sales person asked me to let them try to give me a price again because supposedly they fired the guys that were doing that. I had a sales person come to my house today giving them another chance and this one had attitude. I told him my situation and he said, you should have taken the $9,000.00 price cause each window cost at least a $1,000.00. I said even a 35\" x 35\" window, he said doesn't matter on the size. He didn't even measure and walked out the door. He trashed wallside windows because they were vinyl but in the same breathe he said they sold vinyl windows. I asked what the warranty was on them and he said 0, at least wallside warrants their windows. A year and a half later, we were hit with another $400.00 \"labor charge\" to replace it AND the warranty was not reset to new---with the new unit!! We have great faith in the integrity of several of our favorite service guys and request them when we call for service. I was in their computer so I didn't need to show a receipt or warranty for the furnace.

Home Warranty reviews from real Angi homeowners in Genesee, MI
The work was done in late October 2015 as promised and scheduled, but... They have yet to provide us with the warranty, or bill of sale despite numerous requests from us. Nor have they returned any of our phone calls. Which leads us to believe that in fact there is no warranty, otherwise...

Home Warranty prides itself on providing the best value in the home warranty industry, making our Home Protection Plan the home warranty of choice wherever we do business.
"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

FAQs for home warranty projects in Genesee, MI
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
