"Contacted SJW to do a structural analysis on a cantilever balcony I was adding to my home. The analysis was required by the Livingston County Building Commission. Even though I was just a homeowner and probably will never require a structural engineer in the future, Steven treated me with respect. We spent a lot of time on the phone going over my prints and options to achieve my goal. Steven was very informative and knowledgeable. What a great experience and people to work with⠦⠦ Thanks Steven!!!!!!"

"We hired Dave to look at our house(2/2019) before removing a load bearing wall, and are extremely happy with the structural integrity of our home after following his advice. He gave us a detailed plan that was easy to follow, and we were able to meet our goals with his knowledge. He was very professional and easy to work with."

"Excellent! Prior to the work Bob was prompt to respond to my emails. Bob showed up on time and was fully prepared. His work was thorough (paying attention to detail), consistent, and completed the work in a timely manner. In addition, Bob was courteous and helpful in answering any questions. I would hire Bob again in the future for needed work, as well as, I would recommend Bob to customers."

If you're looking for an architectural designer who brings more than textbook knowledge to the table, you're in the right place. With over 40 years in the construction industry—as a builder, designer, and business owner—I’ve developed a deep, hands-on understanding of how homes are truly built. Every project, challenge, and collaboration has shaped how I approach design today. That experience allows me to design residential projects that go beyond the blueprint, grounded in practical insight and a lifetime of lessons learned on the job.

Structural Engineering questions, answered by experts

Ann Arbor’s climate brings cold winters, heavy snow, and humid summers, all of which impact structural engineering projects. Foundations must be built below the frost line to prevent shifting, and concrete work is best scheduled outside the coldest months. Wet spring soils can complicate excavation, while summer increases contractor demand. Planning ahead ensures your project meets local requirements for snow and wind loads and avoids seasonal delays.

Helpful?

Before starting structural engineering projects in Ann Arbor, review your property’s zoning and gather any previous structural drawings. Take detailed photos of current conditions and arrange for a soil analysis if you’re planning foundation work. Obtain all necessary permits early, and have your plans checked by a local structural engineer familiar with Ann Arbor’s building codes. Also, confirm if your property falls within a historic district, which may require additional approvals.

Helpful?

Combining structural engineering with upgrades like electrical, plumbing, or HVAC improvements in Ann Arbor can minimize disruption and make scheduling more efficient. If you’re opening walls, it’s a good opportunity to add insulation or replace windows for better energy efficiency. Coordinating multiple trades and bundling permit applications can streamline approvals and reduce downtime, especially when planning around Ann Arbor’s variable weather conditions.

Helpful?

Ann Arbor offers full-service structural engineering firms for design and project management, as well as contractors specializing in residential renovations and additions. Foundation repair experts address settlement or water issues common in the area. General contractors with structural experience can coordinate complex jobs, while concrete, steel, and masonry specialists handle specific tasks. Many are well-versed in working with Ann Arbor’s historic and older housing stock.

Helpful?

In Ann Arbor, clay-rich soils and high water tables can affect foundation stability, especially near the Huron River. If your home is in a historic neighborhood, anticipate extra design reviews. Older homes may have unique framing or outdated materials, requiring specialized solutions. Tree preservation rules can impact site access, so plan for protective measures if mature trees are present on or near your property.
