"Critical: Professionalism, Value I called Omega to check out smoke transfer between flues. Al quoted flue top dampers at $900 each and cleanings at $300 each. He said he would need to schedule a day to do the work. Thinking this must be an extensive project, I bought it. Ten days later I finally was called to say they would come that afternoon to do it. After the cleaning they glued dampers to the tops of the flues and were done in about 45 minutes. Al defended his $750/hour labor rate and double cleaning rate, saying it was due to his "high overhead" costs that I didn't understand. I still don't understand. Omega Construction is aptly named, they are the last one you should think of calling. They apparently only maintain their good BBB rating because the BBB doesn't consider "pricing issues" or "buyer's remorse" in their calculations. BBB is basically another way to advertise."

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. Instead, the structural engineer will offer a flat rate for the inspection and structural calculations. The flat rate for a structural engineer costs an average of around $550, but you could see prices ranging from $300 to $800, depending on the complexity of your project and how easy it is to access certain parts of your home for the inspection.

Structural engineers can perform various inspections on different structures in your home. These inspections usually include a report detailing the engineer’s findings and recommendations for repairs so you can determine your next course of action for repairs, replacements, or new builds. Some of the most common structural engineering reports include:

  • Full home inspection: $350–$1,000

  • Foundation: $300–$800

  • Load-bearing walls: $300–$1,000

  • Roof: $150–$600

  • Chimney: $200–$500

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

All foundations have footers, including monolithic slabs. In some cases, the foundation itself acts as the footer, as in the case of a floating slab and a monolithic slab. With a monolithic slab, the footers—which are just the bottom-most portion of the foundation that distributes loads down to stable soil—are a part of the main slab and are constructed with a single pour.
