"Contacted SJW to do a structural analysis on a cantilever balcony I was adding to my home. The analysis was required by the Livingston County Building Commission. Even though I was just a homeowner and probably will never require a structural engineer in the future, Steven treated me with respect. We spent a lot of time on the phone going over my prints and options to achieve my goal. Steven was very informative and knowledgeable. What a great experience and people to work with⠦⠦ Thanks Steven!!!!!!"

"The knowledge of Mr. David Arnsdorf regarding structural engineering was excellent. He arrived on time as scheduled, which was appreciated. In fact, he accommodated me with a schedule time change with relative short notice. After agreeing on a price during the initial consultation, which was five hours at $125.00 per hour, I discovered Mr. Arnsdorf had raised the price to six hours at $125.00 per hour without any advance notice or explanation on his invoice. After several unanswered e-mails regarding the unexpected price increase, I was finally informed by Mr. Arnsdorf that the extra time charged was due to the fact that he needed the extra time to design my job, so it would be easier for me complete the work. It would have been better had he explained the price was not final and could go up in advance at the outset of our initial consultation. In fact, when Mr. Arnsdorf found it necessary to raise the price, he could have at least explained why in his invoice or informed me via e-mail or telephone call, which would have helped avoid the confusion and minor dissension that followed. Overall, I would recommend Mr. Arnsdorf for your structural engineering needs, just beware that the price could change from the initial quote."

"Excellent! Prior to the work Bob was prompt to respond to my emails. Bob showed up on time and was fully prepared. His work was thorough (paying attention to detail), consistent, and completed the work in a timely manner. In addition, Bob was courteous and helpful in answering any questions. I would hire Bob again in the future for needed work, as well as, I would recommend Bob to customers."

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

If you're looking for an architectural designer who brings more than textbook knowledge to the table, you're in the right place. With over 40 years in the construction industry—as a builder, designer, and business owner—I’ve developed a deep, hands-on understanding of how homes are truly built. Every project, challenge, and collaboration has shaped how I approach design today. That experience allows me to design residential projects that go beyond the blueprint, grounded in practical insight and a lifetime of lessons learned on the job.

Structural Engineering questions, answered by experts

Costs depend on furniture type, size, complexity, and whether additional modifications are needed.

Precast concrete can be reinforced with rebar, wire mesh, or other materials to improve its strength and add stability. Precast concrete for large construction projects is often pre-stressed as well for greater structural strength. Reinforced concrete is durable and strong, making it an ideal choice for many construction projects.

It is not recommended to cut or drill into LVL (laminated veneer lumber) beams. As major structural components of a home, their composite structure can be compromised by alterations, which can weaken them and lead to cracking over time. If you must make modifications to an LVL beam, it is crucial to consult a structural engineer or general contractor first. A professional can advise on whether it's safe and provide specifics on the appropriate bit size, depth, and directionality for any necessary drilling.

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.
