We are a full service property maintenance company. In addition we complete demos and complete remodels/builds as well.

"The work was top-notch, but their internal and customer-facing communication is weak. 90% of the job was as expected, but the last two items (shower doors) were installed without us approving the particular door. The owner will say they were approved, but that's not the case. One door we never saw pictures of at all, and for the other we got two cellphone pics of a computer screen saying "this is what we typically install." A month later that ultra-modern looking door was on the wall in my old farmhouse. Complaints on my part were met with threats and bullying until I paid the full balance. I finally decided it was worth missing out on the shower door to get rid of the guy. In the process of the job, I got emails from one person in the company about things that had already been decided by someone else, so it was obvious that the internal communication was weak as well. Glad I can be rid of this company. Too bad because the people they hired to do the actual work at the house were wonderful."

Painting and Papering for 30 years,with most of my work in residential settings.I work as a sub-contractor for new home construction with builders and designers. I also travel in the winter and work in Iowa and Arizona. I will provide a written bid and the time allowed for the project. Materials can be included or bought by the homeowner or builder,which ever is preferred. I asked for the material costs up front.The labor costs due on completion of work.

For bigger projects, we ask that you sign a contract and in some cases where there are significant material costs or special order items, we require an up-front payment. For longer projects we may do interim invoicing; otherwise we bill for the project when it is complete and we request that you pay us upon receipt of the invoice.

It’s not a good idea to plaster over broken plaster (unless by broken you’re referring to cracked, in which case that’s perfectly fine). However, broken plaster can be a sign of a larger underlying issue like foundation damage or severe damage to the lath holding up the plaster, so it’s worth investigating before you simply plaster on top of the damage.

It may take a bit of patience and trial and error to match your particular drywall texture type when making repairs. For orange peel or knockdown finishes, use a spray texture product or a thinned joint compound applied with a roller or sponge. Practice on scrap drywall or cardboard first. Once dry, lightly sand and prime before painting.

You can put certain types of plaster over other types, but doing so isn't always the best idea. For example, putting a coat of gypsum over lime plaster is possible, but doing so will limit the lime plaster's breathability and potentially affect its performance.

Since cement plaster tends to leave a textured surface, no matter how much you smooth it, some people prefer to use gypsum plaster as a topcoat over cement plaster, creating a smoother surface.

Installing or repairing plaster on ceilings differs slightly from performing the same motions on a wall. You’ll apply slightly less plaster to lower the overall weight of the ceiling. Wall texturing is common, whereas most ceilings are smooth plaster. Tough coat plaster is strong, meaning you can use less while retaining a solid surface.
