Guardian Basement Waterproofing understands your basement waterproofing needs. We know how to detect the source of water intrusion and stop leaks before they happen. We help our customers reclaim their basements from water, mold and mildew by doing what we do best: finding and repairing the source of their water-related problems. Guardian uses only skilled and experienced technicians to do the job right the first time! As a basement waterproofing company with more than 40 years of waterproofing experience, Guardian stands behind its work with a Lifetime Guarantee. Additional phone number - (410) 484-9812.

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

4U Home’s Mission Statement. “4U Home Inspection will be the first line of defense in trying to protect our client’s fiscal and physical health. We will work side-by-side with our clients to provide honest, thorough, and competitively-priced inspections." At 4U Inspection Services we do not use sub-contractors. Our inspectors are some of the best trained in the industry and not only meet the Maryland State licensing standards, but also the International Association of Home Inspectors. In addition, 4U Inspection Services' strict training program includes a six-month apprenticeship program. No other home inspection company in Maryland requires such intensive inspector training program. In other words you can be assured your inspector will protect you and your family. We back all our inspections with a 200% Guarantee and a 90 day Guaranty.

"I used 4u inspection to inspected a 2017 single family house. I had an inspection done virtually due to COVID which understandable but I was really disappointed with the service. The inspection was scheduled at 9:00, I was surprised inspection was done at 10:30 so basically an hour and half for a single-family inspection. I was moving some items to our house and in my first couple hours I see the inspector missed an obvious problem with the refrigerator, every time you open and close the fridge it makes a loud knocking noise, the noise is so obvious that I think he did not even open the fridge, 4 window shades had a damage cord, a window was not opening properly. I spoke to them on the phone before I post any reviews and the inspector manager was polite but claimed that the inspector is not suppose to check shades or windows and that they only need to check the refrigerator water connection and if it cold and it is not their responsibility to check if there is noise coming from the fridge ? . The roof was inspected the old way with binocular which has limited vision. Advanced inspections companies use drone to do this. I thought I would give an honest review for others to know what you might get from their service. I think I would have saved my self the inspection money and couple thousand dollars if I have done the inspection myself as all the issue found by the inspector were really minor but missing a major issue."

Radon Detection and Reduction questions, answered by experts

The only way to determine if you have a radon problem in your home is to have professional testing done. You can buy DIY radon test kits, but these are sometimes inaccurate in certain temperatures and humidity levels, and they don’t paint the entire picture in terms of your radon exposure. Scheduling testing once every two to five years is best. You can also look out for the following symptoms, which, according to the American Cancer Society, are symptoms of radon exposure:

  • Shortness of breath

  • Cough

  • Tightness in the chest

  • Difficulty swallowing

  • Hoarseness

Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.

Using an air purifier in your home or basement isn't an effective way to reduce or mitigate radon. Radon is an inert gas, meaning it doesn't react with other chemicals and can't be filtered the way particulates can be. While an air purifier can help improve your indoor air quality in other ways, don't rely on it to reduce radon.

Professional radon detection involves placing test kits in the lowest lived-in level of the house for a period, usually 48 hours to several months, followed by lab analysis of collected data.

If your home has a sump pit, you can integrate it with a radon mitigation system. You can accomplish this by sealing the pump cover with an airtight lid that accommodates radon vent pipes and sump pump hoses. This allows the vent pipe to redirect the radon gas outside of your home.
