I used 4u inspection to inspected a 2017 single family house. I had an inspection done virtually due to COVID which understandable but I was really disappointed with the service. The inspection was scheduled at 9:00, I was surprised inspection was done at 10:30 so basically an hour and half for a single-family inspection. I was moving some items to our house and in my first couple hours I see the inspector missed an obvious problem with the refrigerator, every time you open and close the fridge it makes a loud knocking noise, the noise is so obvious that I think he did not even open the fridge, 4 window shades had a damage cord, a window was not opening properly. I spoke to them on the phone before I post any reviews and the inspector manager was polite but claimed that the inspector is not suppose to check shades or windows and that they only need to check the refrigerator water connection and if it cold and it is not their responsibility to check if there is noise coming from the fridge ? . The roof was inspected the old way with binocular which has limited vision. Advanced inspections companies use drone to do this. I thought I would give an honest review for others to know what you might get from their service. I think I would have saved my self the inspection money and couple thousand dollars if I have done the inspection myself as all the issue found by the inspector were really minor but missing a major issue.

I would like to address your concerns: 1) Your concern that the inspection only took an hour and half. The Inspector accessed the property early at 8:30 am and left the property at 10:50 am; this is sufficient for a three-year-old home in good condition. 2) On your inspection report the refrigerator was opened and the temperature checked. No noise was apparent. The inspection was performed a month earlier and the previous family was living in the home at the time, so this would fall under your home warranty. 3) The window shades are NOT part of the real estate contract nor the inspection contract. Blinds are considered cosmetic. Windows are opened and checked for operation and it is our policy to open all windows that are accessible. However, you would be covered under our 90-day warranty through Porch that may cover the repair of the window that does not open. 4) We were also perplexed by your comment on the roof inspection ‘Advanced inspection companies use a drone to do this’. Why do you think that we do not use drones? The inspection of your roof was done by the Inspector using a ladder to access the roof where he observed the granulation and flexibility of the composition of the shingles on the roof (which is a much better indicator of the condition of the roof surface). The rest of the surface was observed with binoculars to ensure that areas not reached were observed for proper installation. When a drone is used, we only observe installation issues and missing or damaged shingles. We are not able to observe granulation and flexibility of the roof surface with them. 5) The Inspector mentioned five safety issues, which were minor fixes, yet they still are a danger to you and your family. If there was another issue that you consider a major one, please contact our office so that we can have it corrected."

Highly recommend 4U. Dave Kemp handled the inspection for a home we're purchasing and had a trainee with him. He was very thorough, very professional and courteous, took the time to answer any questions we had and explain details around any issues he noted, home systems that we had questions about and weren't as familiar with etc. He separated out priority safety type issues from things we should just be aware of as future owners from an ownership/maintenance standpoint. The report was issued same day. We have had less than stellar experiences with home inspectors in the past and in contrast, this was a great experience. Would highly recommend to anyone.

We needed a home inspection within 7 days. The receptionist was able to quickly schedule an appointment for us within 2 days of first contact. We had a couple questions about what the inspection covered. While the receptionist did not know the answers to our questions, she was able to quickly get the answers from the inspectors at the company and respond to us within the time she quoted (within a couple hours). Dominique performed a general home inspection as part of the inspection contingency on the purchase of our potential new home. She was extremely professional, courteous, and a pleasure to work with. As first time buyers, we had many questions. Not only did Dominique fully answer our questions, she provided additional information that was instructive and helpful. She was patient with us and spent the necessary amount of time to perform a full and thorough inspection despite our many questions. She was able to easily explain and prioritize the immediate concerns for the property, which was one of the main purposes of the home inspection. She performed her due diligence in completing a thorough inspection. For example during the inspection, there appeared to be a non-functional pipe extruding from the foundation. When asked about the pipe, she thoroughly investigated the surrounding areas which required her to make multiple trips between the interior and exterior of the home. Based on her knowledge and experience, she was able to determine that the piping was from the previous HVAC system that was no longer being used. She provided possible solutions to address the exposed non-capped pipe. The inspection report was provided to us on the same day as the general inspection. The report was thorough and complete with annotated pictures and descriptions that fully explained the condition of the home. We would fully recommend Dominique and 4U Home Inspections, and would not hesitate to use her and the company for our next home inspection.

The inspector was very punctual, arrived before me and took a lot of time to go through the house with a fine tooth comb. She also invited me to stick with her and pointed things out as we went along. Report was a very detailed pdf with photos and written description. Only issue I had was she did not go on the roof as there was not attic access and I had to have someone else come out and do a roof inspection, and even then they did not go on the roof but only took photos from a ladder on the side of the house.

My inspector was prompt and very friendly she even brought us a lunch box with bottled water and snacks so we wouldn't be hungry during the hr process. We were full of questions and she was very patient and understanding she stop to explain everything to us. I would definitely use this company again and recommend it to anyone.

This company is very professional! From the appointment setters to the inspector. Our inspector was Rob and he always had our best interest in mind. He was very thorough and explained the repairs needed in the home. Rob also has a warm and caring attitude! We received our pictures and inspection report the same day! We also hired him for a reinspection after the repairs were completed. This saved us time and money!

I’d like to express my satisfaction with 4U Home Inspections. From the moment I met our inspector (Jim Postick) I felt like I was going to be taken care of. I used 4UHome Inspections twice in 3 weeks. The first home inspection was performed on a property that, thanks to 4U Home Inspections, was determined to be in very poor condition and we were able to have the purchase contract voided due to the detailed inspection report and numerous findings of hazards and non-functional systems. The second home inspection was performed on another property that we had a purchase agreement after the first contract was voided. Each inspection was performed by a different person, which is a testament to the training and consistency of their staff. Each inspection was orderly, efficient, and extremely thorough. At the beginning of the inspection, the inspector explained the scope of the inspection and quickly reviewed their small binder they provide detailing their inspection scope. Each inspector was very accessible, professional, and provided explanations of their findings as well as answered questions. Their reports were just as thorough and detailed and provided an excellent roadmap for requesting seller corrections to the property as well as corrections/maintenance for the new home owner. Feel free to follow the inspector from room-to-room or wait for them to show you their findings after each stage of the inspection. My inspections included a trip on the roof as well as an excursion through a crawl space under an addition to the home. Either way, they were very friendly and knowledgable. As a bonus, they provide snacks for this event, which usually lasts about 3 hours. Nice touch...and demonstrates their attention to detail.

Rob arrived early to inspect the outside of the property. The inspection took over 3 hours. He was friendly, professional, thorough and left no stone unturned. He explained everything and welcomed all questions. Rob offered suggestions on things for me to get maintenance on to ensure that things were running properly.
