"I recently had the pleasure of working with Oswaldo and his team for a foundation repair project, and I couldn't be more impressed with the service they provided. From the moment they arrived at the job site, Oswaldo displayed exceptional professionalism and expertise. He quickly assessed the areas that needed attention and promptly updated the repair plan to ensure it met the specific requirements of the situation. Despite facing challenging weather conditions—snow and ice melt, followed by heavy rain, and an unexpected flow of water under the house—Oswaldo and his team showcased remarkable perseverance. Their dedication to completing the job, no matter the obstacles, was commendable. Additionally, I appreciated Oswaldo's commitment to communication. He kept me thoroughly updated on the project's progress and any necessary changes, which provided me peace of mind throughout the process. "All Aspects Waterproofing installed a new sump pump system to waterproof my basement. They were on time and courteous. In moving a piece of furniture, the workers accidentally broke a figurine, but the work itself was very good."

"Water started leaking into my finished basement this past winter. Dan, from Archer Contractors, came out a few times, free of charge, to troubleshoot. He patiently and methodically examined all the potential sources of water entry while keeping suggested repairs to a minimum. He discovered that the cause was a back yard drainage problem together with a failing internal foundation drainage system and drew up a price quote with detailed diagrams for a plan to remedy the situation. The crew started immediately, keeping within the scope of work and cost outlined in the price quote. They installed a back yard drainage system to control storm water and replaced the blocked portion of the foundation drainage system. They were very professional and quickly but carefully completed the work, leaving the site spotless. Since then the basement has remained dry during numerous heavy rain falls, even during the rapid snow melt with rain that occurred this past January. I would definitely recommend Archer Contractors for any yard drainage or basement waterproofing issues. Not only was the work done properly, but Dan was careful to suggest only necessary repairs to keep the cost to a minimum."

Foundation Drain Installation questions, answered by experts

If the time has come to install a French drain in your yard, basement, or crawl space, there's a solid chance you've been battling water damage—or the threat of water damage—around these areas. Thankfully, proper drainage should allow you to redesign these areas of your home without the fear of being inundated during the next storm. If you've had to remove a portion of your lawn for an exterior French or curtain drain, consider reseeding your lawn to patch up the spot. You can also take this opportunity to enhance your foundation waterproofing methods or even start thinking about finishing your basement .

A sump pump will drain a flooded basement if it has a horsepower strong enough to remove the water faster than it is entering the room. If you have the wrong type or size of sump pump installed–or if your sump pump has failed–you may need to take additional steps to stop the flow of water or remove it manually.

The cost to install a new sump pump, including materials and professional labor, typically ranges from $1,000 to $3,000. The average cost is often cited between $1,200 and $2,500. Several factors influence the final price, including the type of pump, the complexity of the drainage system, and the installation location. For instance, installing a sump pump in a basement may cost around $1,200, while a more complex installation in a crawl space can cost an average of $3,900. It is important to hire a licensed professional for the installation to ensure quality work, which can impact the pump's lifespan and warranty. Note that these costs are for a new installation; replacing an existing unit is less expensive, typically costing $308 to $748.

Not all window wells have a formal drain, but they all require a method for water to flow away from the window. Some wells are connected to an interior or exterior drain tile, which is the most effective solution. Others rely on a deep layer of gravel or crushed stone that allows water to filter down into the soil.

However, if a window well lacks a proper drainage system, it can lead to basement seepage, costly water damage, mold growth, and potential foundation damage. This is especially true in areas with heavy rainfall or expansive soil.

If your window well doesn't have a drain or is not draining quickly enough, you have a few options. For gravel-based systems, the stone may have compacted and needs to be improved. For a more robust solution, you can hire a plumber or window installer to connect the well to a drainage system. This can also be a DIY project using a shovel or auger.

There are a few possible sump pump drainage locations, including a neighborhood storm drain, into a creek or pond, or underground. Don’t let your sump pump water go into your sewer or septic system. Ideally, your drainage spot should be on a downhill slope that’s at least 10 to 20 feet away from your home’s foundation. Before choosing a location, check your local codes and regulations.
