"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

"We have used S&J Painting and Remodeling many times over the past 5 years, most recently (spring 2025) for handyman services. S&J provide services for a full day, so we typically accumulate a few projects. Our most recent project included replacing two faucets, fixing a very loose banister, repairing a hole in the drywall, as well as a few basic jobs, hanging pictures and installing bathroom fixtures. I expected to paint after the drywall and banister were repaired, but they took care of it for me. When replacing one of the faucets they found the supply lines were old and rusty. They went to Home Depot, purchased new supply lines and installed them at no extra cost. While there they picked up some brackets to secure some other loose pipes they happened to see while in the utility room. We really appreciate the extra attention to detail and doing more than we even realized needed done. We are already accumulating new projects. Scheduling and workday communication is excellent."

It's hard to find in this 'space'--there are a lot of shady people in basement water damage/repair, and this place exceeded expectations. We've had our repair in place for 4+ years, with only 1 small issue on a wall seam crack, and that was fixed within 24 hours of reporting the issue. Stand up place! "A shout-out for good customer relations. My kitchen sink was clogged, and I made an appointment for the next day. The plumber used a snake to clear the drain, and confirmed that the sink and garbage disposer worked. After he left, I needed to clean the sink, and used a stainless steel spray cleaner. The spray nozzle broke, and a small plastic piece fell down the garbage disposal. I called to make an new appointment, and made it clear that the repair had been fine, and the follow-up was not the plumber's fault; it was something I had done. The customer service representative said that they would probably waive the trip fee (a minimum charge for sending a plumber out, which is normally waived if the plumber does a paid service). The appointment was set up first thing the next morning, and it turned out to be simple; the plumber could see the plastic piece and pull it out, and the disposal did not need any repair. I asked about payment, and the plumber confirmed that there would be no fee."

Jason of AA Action was very professional and helpful when he performed his initial inspection of our basement, and had very good ideas on what needed to be done. The price he quoted for the work was also, based on what we had read, reasonable. We ended up going with another company recommended by Angi, but only because it brought up a couple of options that we had not thought of, and we felt comfortable with them doing the extra work. We were not at all unhappy with AA Action's suggestions or pricing - it's just that the other company's additional ideas made sense for our circumstances."
