"08-AUG-2025 Issues began immediately after hiring Pro Foundation & Masonry. During the estimate, I told Foreman Bobby there was no mortar in the cinder blocks. He gave a quote that I believed included proper mortar. On Aug-12-2025, I raised the issue again?he said he was ?focused on the damaged area.? When digging, a missing footing section was found, and Bobby quoted $22,500, which I thought was too high. Though he fixed some cracks, major ones in the cellar were ignored. They used the wrong mortar (not S mortar as discussed) and left sloppy drippings inside the wall. I sent photos on Aug-23; Bobby replied on Aug-25 saying the floor was dirt. Promised cleanup on Aug-30 never happened. I followed up repeatedly?no one came. They even left a dangerous cinder remnant that I tripped on. A section of wall was filled with concrete instead of block?looks unprofessional. They say one thing, do another. I?m very unhappy with their work and service. They're gonna fix the two crack on my fieldstone foundation. The manager Rey came and he felt really bad that the foreman left in this way they left it. He was really pretty readsonable."

"We are very pleased with Leo and his team. They replaced our old concrete walkway with a beautiful stone and brick walkway. They were so professional, talented and turn around time between the free quote and the project being done was about a month. Highly recommended"

Masonry questions, answered by experts

Combining projects during the optimal May through October window is a smart move in Quincy. You should pair chimney repointing with roof repairs, since contractors share scaffolding. For older homes, combine foundation repointing with basement waterproofing to address coastal groundwater issues. Bundling permitted structural masonry work with other exterior renovations consolidates inspections and reduces administrative delays. Do not pair masonry repairs with exterior painting, as the mortar must cure completely first.

Helpful?

Coastal wind and morning fog in Massachusetts create severe fall hazards, so halt elevated masonry work until surfaces dry completely. Older structures conceal dangerous materials like lead paint and asbestos in historic mortar. Require your local professionals to use wet cutting methods to control harmful silica dust. Because urban lots are tight, install debris netting to protect adjacent properties. Always confirm your contractor carries mandatory workers' compensation insurance before starting.

Helpful?

One major mistake during masonry work is using modern, rigid mortar on older soft brick or historic Quincy granite. This causes the brick to fracture. Another error is scheduling projects in late fall, as dropping temperatures prevent mortar from curing properly. Homeowners also apply non-breathable sealants that trap moisture. Always secure the required local permits for structural repairs and verify your professional holds a valid Massachusetts registration before starting the project.

Helpful?

Examine the specific location and pattern of the damage. Crumbling mortar with intact brick requires standard masonry work, while crumbling brick with intact mortar means you must replace the bricks entirely. Stair-step cracks along joints point to masonry and foundation settlement issues common in Quincy. Conversely, vertical cracks at building corners or cracks along interior drywall seams indicate underlying foundation or framing problems that require a different type of structural repair.

Helpful?

Watch for white salt deposits on your brick or stone, which indicate active water movement from coastal air in MA. Look for spalling brick faces caused by harsh freeze-thaw cycles. Inspect the mortar joints closely. If the tuckpointing sits flush with the brick, or if the mortar feels harder than the surrounding historic soft brick, the previous masonry work failed. Stair-step cracks point to foundation settlement requiring immediate professional attention.
