"08-AUG-2025 Issues began immediately after hiring Pro Foundation & Masonry. During the estimate, I told Foreman Bobby there was no mortar in the cinder blocks. He gave a quote that I believed included proper mortar. On Aug-12-2025, I raised the issue again?he said he was ?focused on the damaged area.? When digging, a missing footing section was found, and Bobby quoted $22,500, which I thought was too high. Though he fixed some cracks, major ones in the cellar were ignored. They used the wrong mortar (not S mortar as discussed) and left sloppy drippings inside the wall. I sent photos on Aug-23; Bobby replied on Aug-25 saying the floor was dirt. Promised cleanup on Aug-30 never happened. I followed up repeatedly?no one came. They even left a dangerous cinder remnant that I tripped on. A section of wall was filled with concrete instead of block?looks unprofessional. They say one thing, do another. I?m very unhappy with their work and service. They're gonna fix the two crack on my fieldstone foundation. The manager Rey came and he felt really bad that the foreman left in this way they left it. He was really pretty readsonable."

"Masonworks reliably communicated the scope of the project, the cost and the start date and did not disappoint. The workmanship is flawless and they even coordinated the fabrication and installation of new wrought iron railings. The end result is a polished front entry to my home."

Masonry questions, answered by experts

Applying modern cement on older MA homes destroys historic brick during freeze-thaw cycles. You must use soft lime-based mortar for homes built before 1920. Performing masonry work when temperatures drop below forty degrees prevents proper curing. Homeowners repeatedly repair spalled brick without fixing the underlying water source, causing the repair to fail quickly. Attempting do-it-yourself chimney repairs traps moisture and creates severe fire hazards for your property.

Helpful?

Keep supplies ready to address minor joint erosion before the winter freeze-thaw cycle begins in MA. Water trapped in open joints expands and accelerates damage rapidly. You should also maintain tools for visual inspections every April and October to prepare for masonry work. Because older homes feature historic lime-based mortar, identify your exact mortar type before attempting repairs. Prioritize chimney cap maintenance to protect your wood-burning fireplace.

Helpful?

Address open mortar joints, missing chimney caps, and bowing retaining walls immediately before the Milton winter begins. Water infiltration expands rapidly during freezing temperatures and destroys the structure. Actively growing diagonal foundation cracks require an emergency structural evaluation. Delay masonry work for cosmetic white salt deposits or minor joint erosion until late spring. Schedule these non-urgent repairs between May and September for optimal weather conditions.

Helpful?

Flaking brick faces indicate freeze-thaw damage requiring masonry work. White salt deposits on brick point to improper grading or failing gutters rather than a masonry failure. Check for stair-step cracks along your foundation, as these signal structural movement requiring an engineer. Water entering around window frames points to flashing or caulking issues. Contact a local professional in Milton to diagnose wide mortar cracks properly.

Helpful?

Steeply sloped lots in Milton complicate masonry work by requiring complex scaffold access and taller chimneys. Older homes feature rubble stone foundations and unique brick sizes that demand specialized skills to match. Properties near the Neponset River face strict excavation restrictions to protect wetlands. Historic homes also require specific exterior alteration reviews. Inspect your property for multiple-flue chimneys, as these require coordination between a mason and an HVAC contractor.
