"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"We used Tony and crew in 2013 - he is a neighbor down the street and to know Tony and his wonderful family is to know you will be well taken care of. Tony answered any questions we had ahead of time promptly, We had some scheduling issues but only due to weather, and he was great at keeping us in the loop. I am happy to report that after three years the concrete still looked like new--virtually no cracks outside of the expansion joints, a beautiful finish texture and after years of driving on a half gravel, half concrete driveway that sloped TOWARDS the house I was just thrilled to have something that looked this nice...our driveway was one of the only ones that faced the road so the nice broom wave finish pattern just added to curb appeal. "Outstanding all around! Mike and his crew are very pleasant individuals and were true to their word. They did the work we agreed to on the days that we agreed to -- including working Saturday and Sunday to complete the job -- at the cost agreed to. The results are excellent. We are delighted by the improvement inside the garage, for the carport to the left of the garage, and behind the garage. The concrete pad in the garage now slopes nicely toward the front of the garage, and there's a neat slot for the garage door to close into. On the left side of the garage, what previously was 3 separate concrete slabs all broken up that allowed water to pool in them are now a single seamless slab that drains toward the driveway. The stairs Mike and crew installed are robust and firmly anchored. I will definitely contact them again for future services.

"It was $300 cheaper to rip out and replace my sidewalk then do concrete leveling. I chose leveling due to schedule. That could be done immediately. Rip out and replace not till spring and then it would create a mess. In the end i wish I would have waited. The leveling was so so. I believe what the contractor did was best that the technology could do. I talked to the craft about my concerns while on-site and they were straight forward with answers. Basically technology was over sold. MasterServices was professional. They followed up before install and after.. There is a difference between service and product. My issue is totally with product delivered. Let's talk price as I'm sure many want to know costs. The minimum charge is $1500, but thats standard in the industry. I had 10 foot of sidewalk so that is why it would have been cheaper to replace. Actually 10 ft was lifted but the quote on replacement was everything 20' plus front stoop. Would I work with masterservices again? Wow that really depends! In my mind its the product delivered, not about how many times customer service calls you."

"Derrick arrived promptly on Saturday morning with two assistants and got right to work.  There was quite a lot of the damaged area that had to be chipped away and removed before the new concrete was applied.  After sweeping up the debris, the new concrete was mixed and applied and given a brushed finish.  The wall now looks great!  Also Derrick extended the new concrete into another near-by crack; that was an extra unexpected but appreciated repair.  Also, they were very neat, cleaning up the area afterward.  Working with Derrick was a good experience and as we talked it was clear that he was knowledgeable about various types of concrete repair.  I recommend him to anyone needing concrete repair or replacement.
