"After a year of working with us, Marc designed the perfect home for our family. He spent significant time on site to get to know the space and spoke to us frequently to ensure his design met our hopes and dreams. His final design is visually stunning and maximizes space use in a way that reflects both the history of the home and modern preferences. His expertise in Chicago building code and city offices was instrumental in our project being approved quickly. He reviewed bids with us to ensure we selected a GC who could do the job and had competitive pricing. He regularly met and emailed with the GC and suppliers to address issues as they arose during the job so that all were resolved to our satisfaction. Throughout it all, he was just a nice guy to work with during a process that can be very stressful."

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

"Bill was able to come out within 4 days of my initial call. He was punctual and able to quickly identify the cracks as shrinkage and not any structural settling issues. He charges $400 for an inspection and $650 if you want a written report. We were fine with just a verbal since there were no problems. Pricey for 20minutes worth of work, but we're glad for the piece of mind. Everything went smooth."

"From concept and design to the finished product, Modern Home Remodeling were true professionals from start to finish. While I absolutely love our new kitchen from the look down to the last detail; my wife and I were most impressed with the Project Manager Tomasz. His communication, idea collaboration and commitment to excellence made the entire process a pleasure. One thing that stuck with me that he told me was "I treat my customers money like it was my own money" He won't just do something if it doesn't make sense. Tomasz will give you his honest feedback and also offers suggestions. I look forward to further projects with Modern Home Remodeling knowing that the work will be extraordinary, the price will be a value and that the project will be treated with exception. Thank you Modern Home Remodeling for all the hard work and a truly exceptional job. You are professionals, and treat your customers with the utmost respect, and those are all traits VERY hard to find these days."

Structural Engineering questions, answered by experts

Structural engineers typically conduct inspections during a home sale or renovation, looking for signs of structural damage in various structures throughout the building, such as load-bearing walls, joists, beams, roofing trusses, foundations, and chimneys. Some of the warning signs that structural engineers check for include:

  • Dry rot

  • Infestation

  • Shifting or cracking foundations

  • Erosion

  • Water damage

  • Sagging, shifting, or damaged walls, ceilings, or roofing support

Yes, all states require structural engineers to carry the proper license, with specifics determined by each state. You can use Angi’s state licensing tool to confirm that the structural engineer you’re considering holds the required licensing to tackle your job. Hiring an unlicensed structural engineer will not only cause issues with permits but it could also lead to an unsafe building. The cost of a professional, licensed, and experienced engineer is well worth the investment.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Building codes for spiral staircases will vary by your location. Most local codes will specify minimum tread width, riser height, handrail requirements, and headroom. These standards help ensure safety and accessibility for all users. Always check local codes before you begin the installation to ensure compliance and avoid costly modifications or fines.

Yes, a one-story house can have a load-bearing wall. The load-bearing walls in a single-story home are usually the exterior walls. If the house has a basement with exposed walls, the arrangement of the beams can help indicate what walls are load-bearing.
