Hello, I am Jesse Prince, owner of Prince Home Inspections Plus. I am a 2018 graduate from AHIT and I am nationally and Illinois certified home inspector. I have been in the construction and trades business for the past 18 years. Most was being a lead laborer for a local monument company/concrete products plant. My main job was as a septic tank installer, which included entering clients homes and completing the installation process. The best part was interacting with the clients hearing their stories, educating them and trying to give them the product that they deserved. To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

It’s worth getting a wind mitigation inspection if you’re trying to save on your homeowners insurance. Plus, passing an inspection proves that your home is in good condition if a tropical storm, hurricane, or windstorm comes your way. Even if you don’t pass, getting a wind mitigation inspection is still helpful because it will let you know which areas to improve to make your home safer.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Alternatively, you can hold your hand against vents throughout your home. If you feel air coming out, that damper is partially or fully open. No airflow likely means that the damper is closed.

Inspections for new construction may not be legally required, but you should consider them a must if you’re buying a new home. The quality of the construction can vary widely by builder, and many inspections, even for brand-new homes, can uncover problems with framing, structural components, mechanicals, appliances, and more. Professional inspection reports give you leverage to push the associated repair costs to the builder rather than paying for them yourself, so they’re always worthwhile, if only for the peace of mind they provide.

In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. In that case, you can still have a home inspection done to identify issues, but you have no recourse to make a counteroffer after you get the inspection results.
