First I was given a time of 4:30 to meet with John for the home inspection. I drove 4 1/2 hours to be at the inspection and when I arrived he was already done with the inspection and was about to leave. He did do a walk through with me of what he called items of attention. However, when I would ask him about things that looked obvious to a general observer I was told he's not worried about it or wasn't going to deal with it. For example, he didn't check the gutters which I found the day I took ownership to be completely "16 inches" clogged with dirt and shingle particles. In fact a maple tree was being to grow in the down spout. His report stated the gutters were "satisfactory". I now have to spend my time and money to get it fixed when I could have had the previous owners address it before taking ownership. I also found leaking water lines in the home after having a reverse osmosis filter system installed. The plumber quickly pointed out the corrosion and sure enough when I touched the line it was dripping water. Who knows how much damage this has caused. The corrosion was in plain sight by the furnace room.
Additionally, he did not take the time to check the gas fire place because he couldn't find the valve. It was in clear view at the base of the fireplace. He didn't check the fire alarms because he didn't want to trip any alarm systems.. which he should have coordinated with the selling agent to accomplish the work or request evidence of working fire alarms.
When I called him to inform him about his gaffes he said he couldn't remember my address and had to ask for it 3 times to get it right. Point being... you're rolling the dice when you call John Capodice.... RUN AWAY!!!
