We initially contacted just the top two Foundation Repair Experts listed on Angie's List because we can't afford to have our home repaired by anyone who lacks the proper credentials, staff, tools, training, techniques, supplies, 25 year transferrable warranty, and the hands on experience to deliver all services as promised. We are extremely pleased with the final results to take back our homes basement from poor workmanship done by the original builder and owner of our home back in 1979 We purchased the home in 2001 and unknown to us the foundation had been placed on top of clay based sub-soil which was an acceptable building practice back in 1979. Today's building codes prohibit this careless and costly practice of home site preparation for the homeowner. While you don’t technically need to grind concrete before resurfacing, it is very helpful. Grinding creates a rough, porous surface on the concrete, which gives the resurfacing material something to latch onto. Grinding your concrete before resurfacing can ensure that your resurfacing material lasts longer, reducing additional concrete resurfacing costs down the line.

Small cracks should be filled with a flexible crack filler, like a rubberized asphalt-emulsion crack filler or a flexible masonry crack filler. Larger cracks need something a bit more solid to prevent further movement and to avoid having to use too much of the flexible filler. For concrete, you can use a concrete backer rod while asphalt can handle sand, gravel, or even dirt.

You can use epoxy-based concrete fillers to repair small cracks and dents in the floor. For larger damages, remove any debris, then patch the cracks or holes with concrete repair products or resurface the entire floor. We recommend using fast-curing products that cure in four hours. You can also buy a pre-mixed concrete patch and leveler if you are only repairing parts of your floor.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

Yes, you can pour concrete over an existing concrete basement floor to save time and money on fully ripping out an existing concrete slab. However, it’s not a perfect solution, so consult a pro before moving forward. You must take specific measurements, and these kinds of floors don’t have the same longevity.
