"We hired Steve based on the good reviews we saw online which turned out to be a huge mistake. We hired him for a 4 point and wind mitigation inspection so that we could change from a regular homeowners policy to a landlord policy and lower our rates. He was very picky and marked several things that he said we had to fix to pass the inspection. The insurance agent I use and another that I spoke to both agreed that his findings were ridiculous. The house was built in 1965, he wants it to be up to 2020 standards. (Mind you, we just purchased 2 years ago and it passed inspection at that time. Regardless, we fixed the items that he marked, had him return for a re-inspection. Upon his return, the contractor that had fixed the issues was there installing something. The contractor called me immediately telling me that the inspector was there critiquing his work and telling him that unnecessary things needed done. I let my insurance agent know, she sent him an email letting him know that what he was requiring was NOT required by our insurance company nor ANY insurance company. He still marked things and told me it will get “kicked back”. I will NOT send him back out even if I have to pay a brand new inspector. I feel like he’s just extorting money for re-inspections at this point. Would NOT recommend."

"Awful experience, no idea how they are in business. No returned phone calls, didn't list the property until 9 days after the tenant moved out (they gave close to a 60-day notice, which they could have began showing the place then). They don't even show the property, they leave a lockbox at the building for people to give their own tours. Advertising is horrendous, they list on sites people don't really go to for finding apartments/rentals. All the pictures they listed were prior to even doing the routine maintenance (patching drywall, paint, etc.) The owner of All County Tampa Bay, Hon, viewed the place 2.5 months after the tenant moved out, only to say that it still needed to be painted (so anyone who viewed the apartment was showing up to a hole in the wall). Basically, they didn't prep the unit for turnaround for 2.5 months AFTER the tenant left the unit. While we had the tenant, we'd hear about issues/fixes that needed to be made months after the tenant made complaints to them. We would hear about issues from the HoA board, the communication from the manager Erica was horrendous at best (my wife documented responses and we had 2 responses from her over the course of 4 months). You'll end up managing your property yourself anyway, stay away from this company at all costs if you know what's good for your investments."
