"Let me start off by saying these are insurance requirements as of September last year requirements changed from the previous years so your inspection from 2 years ago would have changed for requirements insurance standards for a water heater is to be installed by a licensed plumber with a county permit which was not pulled a handyman is not qualified to install a water heater correctly a permit is required in Hillsborough county to install the water heater nothing was on file all water heaters interior finished walls with drywall and wood trim are required to have a overflow pan with a drain line leading to the exterior of building TPR valve needs to be ran to the pan no exceptions some insurance companies do not require it but insurance standards do I have no choice to write it up or I will not be in compliance with insurance standards air conditioner condensation lines of today must be insulated because of condensation hot attics and cold water make moisture this would be a mold mildew concerns this will create mold in your attic water stains other issues with people's breathing lung infections eye irritation and sometimes death I'm a state license inspector I take my job very seriously I find hazards every day that are very dangerous with electric shoxk and fire concerns also water damage flooding and other concerns You say I'm picky I'm following the insurance standards I'm sorry you don't agree And with your concern of a re-inspection fee do you think it's fair that I come back out to your property a unlicensed contractor doesn't install he does it improperly I gave a very clear report what needs to be done thus not completed so now I have to return again I would recommend next time hiring a licensed contractor to do the job properly the first time there are tenants in this building that depend on professionals to do the job correct There's too many people out there that are not licensed doing jobs they should not be doing this is why this 4-point inspection has been put into place to make sure there's not liability loss or death sorry you don't see it my way Good luck with everything"
