Extremely disappointed with their service. I was charged 4 times for a single visit. I was being charged weeks later after the visit. Called the office but never got a return call. They just keep taking my money. They have taken $460 from my bank account for a $115 service.

It was excellent, they are prompt, professional and they did a quality work.

It went very well. Chris was recommended to us by our realtor. She said he was a bit more expensive than some others she works with but that he was by far the most thorough. He is very much in demand, but he was able to fit us in within 8 days. He was extremely thorough. We've had inspections by other contractors on other houses, and Chris was the most thorough and provided the most detailed report. He was definitely worth every penny. I would use him again and would recommend him to anyone who needs an expert inspection.

Unfortunately after being paid $850.50 he refused to submit a 4 point inspection without being paid an additional $150.00. My insurance agent states this form is standard fare and part of a typical inspection. Mr Miller then told me to find another inspector to complete his work. I was able to find JeffReamer (813-990-7323) who then performed the same inspection for $78.50 that day. 

The service turned out very well. We have used the company twice. They are very thorough and do great work. I believe the owner has been out for the work. He was very pleasant to work with and had great suggestions. He was also very helpful and even made keys for the new locks. He was very accommodating with my schedule. I would definitely use the company again.

The work was overall good. There where some examples where installation was done wrong and set back the timeline. Other examples was just the condition of my old house that set back the timeline and more cost. I would hire them again and refer them out. I did a lot of research before hiring and felt the best about Suncoast.

Provider was on time and very professional.  He gave us an unbiased report that revealed some major problems with the property that the seller failed to disclose.  He also pointed out a number of items that needed attention, along with cost estimates, and a list of recommended service professionals.  I would recommend his service to anyone.

We signed a contract with a seller on a home with the contingency that the inspection happen within the first 5 days. I contacted three inspectors on Angie's List via their messaging service and Suncoast was the first to respond. Unfortunately, they could not fit us in. But I was impressed that they responded and wanted to thank them for taking the time to do so.

They conducted the survey as promised and as thoroughly as promised.  I felt very comfortable with deciding to enlist their services based on the wealth of information provided on the website.  Additionally, in person equally as informative and did not object to my continuous stream of questions. Highly recommend and will use again in the future.

The process was very streamlined. I was out of state so needed to have easy electronic communication. The reports were all professional and produced in electronic format so they could be emailed to me in a timely manner. The appointment time was met which made it easy on me since I was depending on local contacts to be available. When a follow-up re-test was needed after the seller made some required changes, Mr. Miller was able to fit in the revisit in a timely manner. I was very satisfied with the experience.

This is my 2nd review and my 3rd inspection! While we never anticipated doing paying for 3 home inspections within 16 months, the money was well spent and saved us from major financial issues. This review will focus on the last inspection: this was for a 2-story wood frame house (owner occupied/not a short sale or bank-owned) that we ultimately bought. Mr. Miller worked within our contractual timeframe and was able to meet our needs with a timely, detailed report. He found a number of maintenance items as well as four items that were warranted to be in working order in the sales contract. Upon reviewing the report and discussing with Mr. Miller, we requested that the seller address the four items. The seller agreed. After repairs were made, we asked Mr. Miller to check the repairs, which he did, working around the seller's schedule. We closed on-time with a good understanding of the home's condition and needs. The termite inspection, though not required, gave us assurances and peace of mind. All three times that we've used Suncoast Inspections, we've received excellent service and a detailed report, that in some cases, identified major issues that weren't apparent to our untrained eyes. Also, Mr. Miller truly represents the buyer, is highly ethical and doesn't allow the seller's interests/desires to sway him. In all cases, he helped educate us as prospective buyers during the course of the inspection. We're very thankful for his services!

Chris came out to our house on very short notice and seemed very knowledgable from the first time we spoke. We were pleased with his thoroughness during the inspection. However the report did not have the pictures to back up his narrative to my husband. He said we would probably need to replace about 6ft of duct work if not the whole duct system due to quite a build up of mold but there were no pictures In the report of that. When we had a duct specialist come out they said they did not find any mold- it was actually soot from the fire place being right next to the air return and it could be cleaned for half the price of the duct replacement. In hindsight, I still would have had a mold inspection for piece of mind, but I would have asked more questions and preferred an inspector with a more detailed report. I did appreciate Chris's flexibility and professionalism.

This is our second experience with Mr. Miller, and once again, he saved us thousands of dollars. He is not the cheapest inspector, but his work product is excellent. His inspection services are extremely thorough, providing the buyer with a list of major and minor problems. For us, the value in his reports are the estimates of repairs for the identified problems. He identified and estimated several large ticket items that were not obvious in our walk-through of the property.
For both inspections that we've done in the past 16 months, Mr. Miller took the time to discuss certain findings with me and my husband. He encouraged our attendance at and participation in the inspections.
Although neither of our potential purchases went through (banks wouldn't negotiate despite major identified repairs), we felt like Mr. Miller's services saved us from making a huge financial mistake.
For others looking at bank-owned properties or even a short sale, I would recommend having someone like Mr. Miller do a limited inspection during one of the property viewings to help inform the buyer before they put in an offer.

On or about May 17th, my wife contacted Chris Miller at Suncoast Home Inspections to inquire about pricing and timelines to get a property inspection, as well as termite/WDO inspection for a condo we were thinking about purchasing. Chris quoted a price of $425 for the property inspection, and an additional $110 for the termite/WDO inspection. My wife agreed to the terms, and scheduled an appointment for the following Friday, May 24th at 12:00PM.
On Friday the 24th, we were at the property at noon waiting for Chris when he called to say he was running behind, and had gone to the wrong address on a similar street in Largo. With that minor setback, he arrived about 12:20PM, and after a brief walk through went out to his truck to get his equipment. He went up on the roof first to inspect the shingles and other overall condition of the roof, taking pictures as he went. After completely going around the exterior, he proceeded to the garage, including a trip up into the attic as well. He finished with checks of the interior, including AC temperature checks, inspection of all kitchen appliances, as well as outlets, switches, and plumbing fixtures. Again, numerous pictures were taken as part of the process. We had scheduled the termite/WDO inspection to be done at the same time, but Chris informed us that the termite inspector could not come until the next Tuesday, following the Memorial Day weekend. Fortunately, my wife was able to arrange her schedule to accomodate that change of plans, and meet the inspector that Tuesday. The termite inspector was from SWAT Exterminating company, who apparently sub-contract for Suncoast Home Inspections. My wife was very impressed with the termite/WDO inspector, Michael Mari and said he was extremely thorough, explaining to her what he was observing as he went along. We received the home inspection reports from Chris Miller on May 27th, with all observations noted and accompanied by the digital pictures taken at the time of inspection. There are recommendations for repairs and approximate costs, as well as a list of providers, although I did not verify if they were also on Angie's list. The termite inspection was received electronically on June 12th, although Chris stated he had sent it previously on 2 occasions, the third time appears to have been the charm! Bottom line, probably not the cheapest inspection service on the list, but a thorough and well documented process. Would use again.lvarado Court

Our appraisal required a last minute inspection for a crack in the garage floor. We immediately went to Angie's List looking for a local inspector. Suncoast Inspections had a excellent rating. We called and were able to get an appointment within a short amount of time. The gentleman met us after work one evening and was able to make his assessment of the problem immediately. He prepared a report and sent it via email the next day.

While Suncoast Inspections.com is not the lowest cost home inspector,  I got every cent of value out of my home inspection. The home inspected is over 1700 sq ft with attic and crawl space and has a 15 x 30 pool. Chris explained everything he saw taking pictures of all items described in the home inspection report. Essentially, I got a to do list of items that may need maintenance and how long I should expect what is currently installed to last. He was extremely thorough, and provided excellent service. I would recommend him whether you are handy at all or not. You'll go into a home purchase, eyes wide open to what you are getting into. He even provides a list of contractors and other resources in the community.

Chris Miller arrived on time and performed a very thorough inspection.  He took about 3 hours; I think most inspectors would have done it in one hour.  He took photographs during the inspection.  When he found problems, he would carefully explain to me what the problem was, how serious it was, and what my options were to fix it.  He would even point out things that were not problems now, but were potential problems in the future (i.e. this usually breaks after "x" years and you are better off if you replace it now). 
I received an inspection report that listed all the issues found (including pictures), and what was required to fix them (including estimated cost).
A second inspector performed the termite inspection, and was very thorough as well.
Chris seems to have a real passion for his work, and the result is a very thorough and detailed home inspection that shows what the problems are now, and helps you plan for future repairs.

Like I said above, it went really well.  I feel Suncoast Inspections saved me from making a mistake of epic proportion.  If you want to buy a piece of real estate, have Chris check it out before you buy it.

When I arrived at the home the day the inspection, Chris was already on the roof. The inspection was underway! I was advised what to expect and was told to ask any questions along the way. I followed Chris around the property and through the home like a little puppy as he did his inspection and he explained to me what he saw "through his eyes." No stone was unturned as he completed his work. Chris is a total professional! There was no question that Chris wanted me to know everything about the property so I could make my best informed decision about buying the property or not. It was a comfortable feeling to know that he was on MY side in the home buying experience and watching out for my best interests. As promised, the next day I had a full written report with estimates for repairs noted in the inspection and supporting photographs. 
Sure, there are other inspection companies you can use. But for me, for the most expensive investment I'm going to make, there is only one......Suncoast Inspections!
