Suncoast Inspections is a certified independent residential & commercial inspection firm. specializing in Construction Inspections and Managenent, Forensic and Investigative Assessments, Home Inspections, Building & Construction Consultanting, Construction Litigation, Mold & Indoor Air Quality Assessments, Thermal Imaging Inspections, Construction Audits, HOA Cost Assessments & Consulting and Construction Design & Building Techniques. We do not sub-contract these services to outside firms. We are family owned and operated business since 1992. Our services price out individually as every sturucture or dwelling and inspection is unique. We video tape every inspection we perform and archive the tape or CD for over five years. It backs up everything we find, do and records the condition of the dwelling at the time of inspection and is always availible for our clients if needed say in legal actions or insurance purposes. We discount our Mold, Wind Mitigation Surveys and Four Point Inspections 50% to all Angie's list clients when performed with a standard home inspection. Christopher L. For both inspections that we've done in the past 16 months, Mr. Miller took the time to discuss certain findings with me and my husband. He encouraged our attendance at and participation in the inspections.
Although neither of our potential purchases went through (banks wouldn't negotiate despite major identified repairs), we felt like Mr. Miller's services saved us from making a huge financial mistake.
For others looking at bank-owned properties or even a short sale, I would recommend having someone like Mr. Miller do a limited inspection during one of the property viewings to help inform the buyer before they put in an offer.
On Friday the 24th, we were at the property at noon waiting for Chris when he called to say he was running behind, and had gone to the wrong address on a similar street in Largo. With that minor setback, he arrived about 12:20PM, and after a brief walk through went out to his truck to get his equipment. He went up on the roof first to inspect the shingles and other overall condition of the roof, taking pictures as he went. After completely going around the exterior, he proceeded to the garage, including a trip up into the attic as well. He finished with checks of the interior, including AC temperature checks, inspection of all kitchen appliances, as well as outlets, switches, and plumbing fixtures. Again, numerous pictures were taken as part of the process. We had scheduled the termite/WDO inspection to be done at the same time, but Chris informed us that the termite inspector could not come until the next Tuesday, following the Memorial Day weekend. Fortunately, my wife was able to arrange her schedule to accomodate that change of plans, and meet the inspector that Tuesday. The termite inspector was from SWAT Exterminating company, who apparently sub-contract for Suncoast Home Inspections. My wife was very impressed with the termite/WDO inspector, Michael Mari and said he was extremely thorough, explaining to her what he was observing as he went along. We received the home inspection reports from Chris Miller on May 27th, with all observations noted and accompanied by the digital pictures taken at the time of inspection. There are recommendations for repairs and approximate costs, as well as a list of providers, although I did not verify if they were also on Angie's list. The termite inspection was received electronically on June 12th, although Chris stated he had sent it previously on 2 occasions, the third time appears to have been the charm! Bottom line, probably not the cheapest inspection service on the list, but a thorough and well documented process. Would use again.lvarado Court
I received an inspection report that listed all the issues found (including pictures), and what was required to fix them (including estimated cost).
A second inspector performed the termite inspection, and was very thorough as well.
Chris seems to have a real passion for his work, and the result is a very thorough and detailed home inspection that shows what the problems are now, and helps you plan for future repairs.
Sure, there are other inspection companies you can use. But for me, for the most expensive investment I'm going to make, there is only one......Suncoast Inspections!
