All County Tampa Bay Property Management

Awful experience, no idea how they are in business. No returned phone calls, didn't list the property until 9 days after the tenant moved out (they gave close to a 60-day notice, which they could have began showing the place then). They don't even show the property, they leave a lockbox at the building for people to give their own tours. Advertising is horrendous, they list on sites people don't really go to for finding apartments/rentals. All the pictures they listed were prior to even doing the routine maintenance (patching drywall, paint, etc.) The owner of All County Tampa Bay, Hon, viewed the place 2.5 months after the tenant moved out, only to say that it still needed to be painted (so anyone who viewed the apartment was showing up to a hole in the wall). Basically, they didn't prep the unit for turnaround for 2.5 months AFTER the tenant left the unit. While we had the tenant, we'd hear about issues/fixes that needed to be made months after the tenant made complaints to them. We would hear about issues from the HoA board, the communication from the manager Erica was horrendous at best (my wife documented responses and we had 2 responses from her over the course of 4 months). You'll end up managing your property yourself anyway, stay away from this company at all costs if you know what's good for your investments.

This place is the worst. Please do not rent from this people. Charges have been applied or added to the rent for no reason. I call leaving messages to Ruthinia , her manager and Ericka trying to find out why and how can they fix it but they never respond. I went to the office had to drive 45 minutes because I couldn’t get an response from anyone. I asked for Ruthinia and the secretary went to tell her that I was there. Ruthinia respondes by saying that she doesn’t have to see me because I didn’t have an appointment. I refused to leave because I have been calling, leaving messages and emails and no response. After I refused to leave I was told to go to a room and wait. Ruthinia came in the room I started questioning about the charges and I guess she didn’t like that I came in there with proof that she was avoiding me. She cut me off and started getting loud. That provoked me getting hostile because now she is in my face and getting louder. I also got had to start getting loud because she wouldn’t let me talk. I asked for her to remove the charges. She told me that she wasn’t going to do it . This charges were applied for no reason. But according to Ruthinia is because I missed an appointment with an inspector. Well I was home that day and I know that he never came to my house nor did he called an hour prior as he was instructed. The argument got worse and I was told to leave because she was going to call the cops. I left and 10 minutes later I had a deputy telling me that Ruthinia wants a trespassing against me. I called the landlord. He was not happy about this. He called their office. The next day I received a call from Ericka apologizing for Ruthinia’s behavior and she said that should’ve never happened because it was unprofessional. And to not pay the outstanding balance. But I had to pay because after the 3rd of the month if the payment is not made they will charge and extra fee. After that I called the manager left a message but no response. This people are the worse. I repeat please do not rent from them. I was assaulted by the employee and ignored by management. Poor service.

WARNING **avoid** absolute worse company Constantly things go wrong with the house rental that was supposed to be move in ready. The owner switched us from the management company we got the house through and we were told she would be using a different company to manage the property wish I had known it was ALL COUNTY TAMPA BAY. Leaky roof, gas leaks, AC issues, mold issues, water damage, the saga never ends it seems. Maura's lack of concern or empathy for the constant break downs and interruptions that take place on a regular basis made all the situations more infuriating. The office and their approved repair people are not good at communicating any update on maintenance requests or scheduling when they are coming so you're in the dark and they demand you be available at a moment's notice for repair people without calling ahead or even a status update even on serious repairs like ceiling caving in due to flooding when they said the roof was fixed. They typically don't return phone calls and often respond much later via email and don't even call. Nothing will be included and good luck on them fixing things that should have been livable or safe to begin with.

My sister can be stubborn sometimes. Hon worked with her to make renting the property hassle free.

All County Tampa Bay Property Management does an excellent job of screening candidates for my rental home. The staff is excellent at communicating when there is any issue with the house. I would recommend All County Tampa Bay Property Management to anyone looking for a property management company.

They are dependable, reliable, knowledgeable, and responsive to the task.
