"Brad inspected our home. Some minor issues were documented, along with some recommendations for replacement items in the future. The roof was failing, 1500 square feet of our 2000 sqft roof had to have its plywood replaced before re-shingling. It was wet and disintegrating. Disintegration was clearly visible from the attic hatchway. He did not even go on the roof to inspect it. If he had done so, he would have felt the softness in the plywood. We were one major winter storm away from a disaster. Under no circumstances would I ever hire them again."

There are several signs that your chimney is dirty and ready for cleaning. Look for the following:

  • A buildup of creosote and soot inside the chimney

  • The room fills with smoke when you use the fireplace

  • The damper is black with creosote residue

  • When you light a fire, it quickly goes out

In general, it’s best to schedule a cleaning at least once a year before winter so you can safely use the fireplace. 

Having cobwebs in your home indicates you may have an issue with spiders entering your property. At a minimum, landlords typically perform an apartment home inspection before tenants move in and after they move out. Most lease agreements include a “right to entry” clause allowing for “inspection by the landlord.” They do this to check for damage, identify repairs and maintenance needs, and ensure tenants are following property rules.

There are a few different types of flues out there, including throat dampers and top-mounted dampers. A throat damper will look like a piece of metal inside the chimney that is either opened or closed, while a top-mounted damper will simply make it so that you can see the daylight streaming in through your chimney from inside if it’s open.

Pipes should be inspected regularly so you can catch any red flags early on. Common issues that you might run into with your pipes include clogs, damage like cracks and leaks, corrosion, or other signs of wear. When you stay on top of an inspection schedule, you'll avoid costly problems like burst pipes.
