Customers say: Quick response

"The carpenter that did the job (Adam) was amazing. He had to expand the space for one window, narrow the space for another, and repair much cedar siding that had rotted away due to water damage. He also reshaped my patio door so it would close and lock more easily. He is a very talented carpenter and I have no qualms about highly recommending him."

"Brian and his team were very professional, organized and thorough. They were very clean, covering all our belongings with plastic, making sure that they vaccuumed as they sanded our ceiling and overall left the place as clean as how they found it. Their work ethic was extraordinary, working all day, with limited break time. They were very courteous and Brian checked in multiple times during the day to ensure the level of work was what he expected. Overall, we will definitely use Brian and his team again, as well as recommend them to anyone that we know."

Patios questions, answered by experts

Sustainable materials and energy-efficient designs support greener construction options.

The life span of your solarium will depend on the materials used and how much wear and tear the room experiences from the inside and from the outside due to weather. On average, you can expect your solarium to last anywhere from 10 years to 50 or more. In rare cases, such as with old estates, solariums can last over 100 years.

If you want to hire a professional to build a screened-in porch, a local sunroom or porch contractor is your best bet. If you can't find a local sunroom builder, another option is to consider hiring a general contractor to perform the work.

If you're handy, you may consider building the porch yourself. Before you do so, make sure you understand the local permit requirements and building codes so that you don't have any problems with the safety or structure of the porch.

Yes, a sunroom will require a permit. You may just need a general construction permit for a screened-in porch or solarium. For a three-season room with electricity and a four-season room with electric, heating, and cooling, you’ll need additional permits for each of the utilities, as well as a roofing permit.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.
