Alpha helped with structural plans for windows in a garden level unit in order to prepare the proposal for city approval. Alpha is a big company and it took them a little while to complete everything; however I can certainly say that the engineer and contact people were knowledgeable and thorough. The plans were approved with their help and now that the unit is permitted for occupancy, the windows are a lovely attribute to the space."

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

Some basement waterproofing methods can actually cause your water or moisture problems to get worse, which is why it’s so important to call in a professional who knows how to solve your underlying issue and use the appropriate waterproofing methods. An example of this would be applying latex waterproofing paint to the insides of your basement walls without fixing the water issue outside. Doing so can trap moisture in the basement walls, which can promote mold growth, peeling paint, and even damaged concrete. However, when done by a professional, the only downside to basement waterproofing is the up-front cost.

Generally, moisture barrier padding costs $0.75 to $1.50 per square foot, varying by brand and mix. That’s a lot more than standard padding, which runs $0.25 to $0.90 per square foot. The price difference between these two options might seem steep, but think of it as insurance against future carpet replacement costs and subfloor damage. If you have pets or kids, that extra investment in high-risk areas like your living room often pays off.

External pressure on the basement wall can cause it to bow inward. Soil, heavy with water saturation, is commonly the main culprit. The soil exerts immense pressure on the wall, causing it to fail, at least partially. This is known as hydrostatic pressure—these situations can occur after rainfall or simply due to regular groundwater presence and may be temporary or more permanent.  

Depending on the severity, a slab leak can go undetected for months or even years, especially if you don’t carry out routine foundation inspections to find foundation leaks early. However, minor leaks are likely to turn into more severe leaks over time, so you might notice increases in water bills and issues with yard drainage, even if the problem is minor.
