There are two kinds of piering: push piering and helical piering. Steve uses push piering, which involves using the weight of the house to push the piers down to a stable solid bearing strata, that is the piers will not go any further. When Steve came back with the contract he told us he felt that with a house as old as ours, and the fact that the brick cracks were here when we moved in some 30 years ago that push piering was too risky with respect to possibly causing bricks to come off the house. Because of this and with our agreement, he would like to subcontract the actual pier installation to another company he often worked with that use helical piering. With this type of piering the piers are screwed into the ground until the torque reaches a high enough value that the bearing strata will stabilize the structure. The advantage with this approach, is there is no movement of the structure until the hydraulic jacks are use to correct the sinking. We agreed, signed the contract and paid approximately 1/3 of the estimate. He also advised us that some extra cost might be incurred in satisfying the city's requirements.
Steve said his next step would be to contact The City of Livonia to get the permit and make sure all city's requirements were in order.
In a few days, Steve called and said that Livonia required a structural engineer to approve the project and draw up plans for the city's approval. He said he knew an engineer that he often used, who would come inspect the situation and then draw up the structural plans. Steve made it clear that we were responsible for the engineer's fee. The engineer came very promptly, and once again it was an overall enjoyable experience with someone who obviously knew what he was doing. He determined that only 4 piers would be needed. The engineer completed the plans over the weekend and they were promptly submitted to the City. The engineer came to see us again and explain the plans. We paid him his fee, and everything was in place to start the work.
Work started on a Saturday morning, and went on until about 9:30 pm in the evening. The workmen were very cautious and careful to avoid any extra lawn damage with their tracked excavator. Again they were obviously experienced. The hard clay
slowed them some, but they persevered and finished the installation before going home. Installation requires that a space is dug out under the footing so that brackets that join the piers and the foundation can be put in place. This under-cut had to be dug by hand in the very hard clay. They could not back fill that Saturday when they finished the piering because the City of Livonia inspector had to approve the job.
The inspector from The city of Livonia came and approved the job without any problems. Steve was here to guide him through the inspection. After that the owner of the subcontracted company, who did the piering, came and completed the back filling
again being careful about cutting into the lawn. We were quite pleased with all the work done.
Steve stopped by a few days later to see that we were happy with the job and to get he final payment for the job. He let us know that since there was one less pier than in the original estimate the balance we owed was less and well within the original estimate. We discussed some other work we might have Steve do on our house in the future. Overall, the experience could not have been better. We were very satisfied and pleased with the work and all the people involved.
