They only worked on the rear and never informed us that the front wasn’t included. Months later, while selling our home, a third-party engineer found $189K in unaddressed issues at the front. We were blindsided, lost our buyer, and suffered major financial and emotional stress. Groundworks later admitted they hadn’t measured the front. Their rushed “final inspection” months later felt reactive, not professional. When asked for a partial refund, they refused. We feel misled and abandoned. Avoid."

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. You could, however, do something simple like foundation waterproofing yourself to save some money on the post-repair work.

Although it is possible for a house to collapse from a sinking foundation, it will likely take many years, and signs of major issues will be apparent for a while. Still, barring a natural disaster or extreme circumstances, houses are unlikely to fully collapse from foundation damage.
