"We hired Groundworks CA (fka Bay Area Underpinning) for what we understood was a full foundation repair. We paid $42K. They only worked on the rear and never informed us that the front wasn’t included. Months later, while selling our home, a third-party engineer found $189K in unaddressed issues at the front. We were blindsided, lost our buyer, and suffered major financial and emotional stress. Groundworks later admitted they hadn’t measured the front. Their rushed “final inspection” months later felt reactive, not professional. When asked for a partial refund, they refused. We feel misled and abandoned. Avoid."

"Even after you paid a deposit these people will not return calls or emails. Probably the most unprofessional company I have dealt with. First off there is Ray X. Ray apparently takes week long vacations and does not set an out of office email reply. You would think if you call the people in the office to ask for help, they would say Ray is on vacation this week instead of He will call you back right away! The entire office seemed to not know he was on vacation, which is a huge problem because Ray is the only person who can actually make or edit a quote. Next up is Monica X. Monica also goes on vacations and does not set her email to reply informing people she is out of the office. When you call the office because Monica will not return your calls or emails, they seem not to know she is on vacation and will tell you she will call you back right away which will not happen. When you finally get Monica on the phone and ask is she got your voicemail, she will admit she does not check her voicemail. This is a huge problem because Monica is apparently the only person qualified to add a date to a calendar. You might think I am one of those customers that calls a lot and has a bunch of concerns... All I was trying to do was set a date for the job after paying my deposit. I had no questions or concerns. After we made a date I got a call the night before that they needed to cancel and my appoint was bumped a few more weeks. Finally a worker shows up about an hour late on the 2nd date and they brought a huge truck that was too wide to get into a driveway (Even though a 20ft shipping container got through there fine) making the job impossible. They said they would come at 7:30am the next day with the much smaller Van to do the job. At 7:50 I get a call from Monica. She says I think they were supposed to be there at 7:45? I correct her, and then she apologizes for them running late but they are on their way from Fairfield (20 minutes away.) 1 hour later I try to call Monica but she does not pick up and her voicemail box is full. Another half hour passes and I call again, no answer. Another half hour, no answer. Finally I call the office again and they are all in a big meeting. When I comment on Monica voicemail box being full they actually try to tell me that it must have filled up entirely within the timeframe of the meeting because of course she checks her voicemail. I never hear from Monica or Ray again, because they cannot be bothered. The worker arrives alone over 3 hours late and admits that he was told to go to another job first despite my job being weeks behind schedule, and the idea that he was on his way at 7:50 was a complete lie. Monica is a liar. Around the time the worker finally arrives I get a call back from the office. I had asked her earlier to go into the meeting and get me answers, and that I would like to speak to the owner or someone above these other clowns. She was calling to let me know the owner would be calling me in a couple minutes. 4 hours later as the job was getting complete I bring this up to the worker because I never received the call. He said he will bring it up to management and he will get him to give me a call (worker was some sort of manager apparently.) Guess what? He never called. They just sent the bill for the remaining balance of $6000 with no apologies."

Both men agree that a large part of their company’s growth is attributed to word of mouth and referrals along with great reviews and A+ rating with the Better Business Bureau have also helped. Today the company has full in-house wood working divisions, offers comprehensive termite control, rodent control, and attic services such as attic cleaning and TAP pest control insulation to replace old soiled attic insulation.

"Horrible experience, the employees were very poorly trained. They severely underestimated the time to do the job. They sealed holes in vent screens with big globs of unsightly goo. The crawlspace access door wouldn't stay closed do they pried a stepping stone out of the garden and used that to hold it closed. They spit sunflower seed shells all over, including on our front porch furniture. They vacuumed the old insulation out of the attic but there was a leak in their system and it spewed old insulation and rat droppings all over the inside of our garage and on open storage shelves, and they didn't clean it up. They only apply blown-in insulation and our ducts are covered with sheet insulation, so they didn't remove that insulation or the rat droppings on the tops of the ducts. I could go on...."

Underpinning a foundation often comes with other repairs to tackle the source of the problem. For example, a contractor may regrade your yard around your home’s foundation to make sure water drains away from your house.

You can patch minor cracks and damage yourself using concrete fillers or mortar. Larger damage may require full replacement of affected slabs. However, water damage to your concrete will never disappear unless you address the root cause causing the water to cumulate. To prevent future damage, you can also waterproof your concrete.

Foundation settlement should be a concern if you notice it happening suddenly and years after construction, if the settlement results in signs of structural damage in your home, or if it happens after a flood, nearby sinkhole, or earthquake.
