"I am having a full master bath and kitchen remodel done with new layouts in both rooms and knocking out a wall. Evolution worked with me to quickly get a drawing done of the new layouts so that the contractor could get started on the project. They made sure to include me in the process so that the design would be done exactly as my wife and I envisioned. They communicated effectively throughout the process and were always courteous and professional. I recommend them to anyone with drafting needs."

"Due to a large crack in my ceiling, I thought I might have a structural issue. Hogan Land Services was prompt in sending someone out to take a look at the issue. After a quick inspection of the attic and crawl space, they determined there were no structural issues. Therefore, there was no need for a structural engineer. Here we are a couple years later and doors are not lined up, the crack in the ceiling continues to get longer and wider, and more cracks in the ceiling and walls. Hogan Land Services was quick to reply to my concerns, giving more information on what could be causing the issues I'm experiencing and what route to take to alleviate the issues."

"Ted first worked for me as a laborer/carpenter back in 2002. Ted designed and drafted plans for an ADU and did a great job, and then Ted also drafted plans for a garage and room addition in the Scotts Valley area which was completed around 2012."

Structural Engineering questions, answered by experts

Most load-bearing walls are exterior, though they can also be interior.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Proper licensing and experience in residential and commercial structural projects.

Yes, an LVL beam is more affordable than the cost of a steel I-beam, totaling between $50 and $200 per linear foot as opposed to the $100 to $400 per linear foot you’d pay for a steel I-beam. Not only is the wood material more affordable than steel, but it’s also more similar to traditional wooden beams and doesn’t require as much retrofitting to connect joists.

It is not recommended to cut or drill into LVL (laminated veneer lumber) beams. As major structural components of a home, their composite structure can be compromised by alterations, which can weaken them and lead to cracking over time. If you must make modifications to an LVL beam, it is crucial to consult a structural engineer or general contractor first. A professional can advise on whether it's safe and provide specifics on the appropriate bit size, depth, and directionality for any necessary drilling.
